The School Board of Palm Beach County, Florida invites Certified General Contractors or Certified Building Contractors prequalified by the School Board, pursuant to SREF Chapter 4.1 prior to the Proposal Due Date, to submit a Proposal for: Construction management services for: facility renovations and repairs / modernization. Established gmp construction budget: $29,263,085.00. design notice to proceed ........................................................ december 15th , 2022 permitted construction documents ...................................november 6th , 2023 gmp board approval ................................................................... february 21st ,2024 substantial completion ............................................................may 2025 final completion............................................................................august 2025. OCTOBER 17, 2022 NO LATER THAN 2:00 P.M., EDT via Periscope S2G website. FINAL ADDENDUM ISSUED: OCTOBER 19, 2022 via Periscope S2G website. selection committee meeting**: november 3, 2022 at 9:00 a.m., edt scheduled award of contract: january, 2023. The CONSTRUCTION MANAGER shall provide all Preconstruction Phase Services necessary to establish a GMP as well as all Construction Phase Services following the Award of the GMP for the identified schools in this Project Notification. The CONSTRUCTION MANAGER may be required to complete portions of the construction on an occupied campus as directed by the OWNER. The CONSTRUCTION MANAGER shall provide deferred maintenance renovation and repairs to school facilities including, but not limited to: ADA and CSIR compliance requirements, building envelope including replacement or repairs of exterior doors and windows when recommended, roof repairs and or replacements, upgrades to the intercom/sound system, security system, fire alarm system, HVAC system, electrical switchgear, lighting replacement (interior and exterior), paving and play court resurfacing, fencing, marquees and scoreboards, plumbing work, bathroom replacements, ceiling and flooring replacements, interior finishes/painting/casework, and other Work as may be required by the OWNER. The CONSTRUCTION MANAGER shall assist the Architect/Engineer during the Preconstruction Phase with the following tasks at a minimum: 1. Indoor Air Quality and Environmental Testing, 2. An analysis and feasibility studies of the existing buildings and systems' conditions, 3. Renovation recommendations with cost analysis, 4. Estimates of the construction costs at the end of each of the design phases, 5. Project Schedule and Phasing of Design Plans as directed by the OWNER, 6. Review of the permitted construction documents. The CONSTRUCTION MANAGER shall provide all Construction Phase services required for the erection and completion of the new two-story +/- 20,000 sq. ft. building. The renovations and repairs of the existing facilities at the North Technical Education Center (existing four buildings +/- 50,000 sq. ft.) and the Riviera Beach Preparatory Academy (existing two buildings +/- 59,000.00 sq. ft.) and other Work as may be required by the OWNER. Construction shall incorporate all of the requirements set forth in the Permitted Construction Documents, School District of Palm Beach County Master Specifications, District Design Criteria, State Requirements for Educational Facilities (SREF) 2014, Florida Administrative Code (FAC) Chapter 6A-2 and Florida Building Code. The CONSTRUCTION MANAGER shall prepare all Project Documents in accordance with the requirements stated in the Department of Education's Chapter 6A-2, SREF, and FAC.
