Demolition, site work and asbestos abatement for an office development in Edmonton, Alberta. Completed plans call for the demolition of a office development; for site work for a office development; and for asbestos abatement for a office development.

1. Supply all labour, materials, permits, reports and certificates to demolish floors 6th and 7th Floors South Tower Seventh Street Plaza, in accordance with this Bid Document, appended specifications, drawings, and information documents, and in accordance with the Authorities Having Jurisdiction. 2. Remove hazardous material from floors 6th and 7th Floors South Tower Seventh Street Plaza in accordance with: a. Specification Section 02 81 01 Asbestos Control General Requirements b. Specification Section 02 82 05 Asbestos Containment Procedures c. Specification Section 02 82 33 Asbestos Removal 3. Demolition to include but not limited to: Removal of all interior drywall, doors and frames, partitions, ceiling tile and rails, cabinets, etc. Removal of drywall from columns Removal of VAV boxes Removal of all finished floor products, do not skim coat floor Award is subject to final approval. Removal of all Electrical/Data Cabling and Conduit back to source, except for emergency power Removal of radiator covers Exterior drywall to remain If necessary windows to be removed from the inside, by Owners approved glazing contractor; All Reach Glass 4. Exclude from scope of work: Any demolition in washrooms on floors 6 and 7 South Tower. These washrooms have been previously demolished and upgraded. Drywall on exterior walls. Fire, Life, and Safety devices to remain where as is. When removing ceiling tile around devices the fire panel must go on bypass with contractor suppling fire watch at panel. The electrical room including door to remain as is, with cabling pulled back to panels. 5. Edon Management will carry the cost for Abatement air monitoring. 6. Supply and install string-type temporary lighting, post demolition. One 100 watt LED shall be provided for every 40 square meters of floor area. 7. There are no time restrictions on demolition work within the building. Removal of materials from the building and placement of a bin can only be performed on weekends (starting at 6 p.m. Friday to 6 p.m. Sunday). Disposal bin must be removed from site by Monday at 8:00 a.m. 8. Coordinate material removal method, bin placement location, and material removal times with Project Manager. 9. The respondent shall have a valid Certificate of Recognition (COR) issued by the Alberta Construction Safety Association. 10. The successful proponent must be an approved vendor of Edon Management. The requirements of becoming an approved vendor are listed below. You are only required to provide the following documentation if requested upon bid closure: a. WCB Clearance Letter and rate summary b. Certificate of General Liability $5,000,000 and Automobile Insurance Liability $2,000,000 c. Signed Criminal Records Check Acknowledgment. d. Signed Subcontractor Quality Policy Compliance Form 11. The Owner anticipates that Other Contractors will be engaged in work at the "work site" concurrently with the Work of this Contract. These may include, but are not necessarily limited to, contractors performing work under the following other contracts: Seventh Street Plaza - 10th Floor South Tower Interior Renovation, Seventh Street Plaza Washroom Upgrade South Tower Floors 3, 8 and 14. 12. Elevator access is restricted to padded elevators A and B, south tower. 13. Coordinate Fire Alarm system isolation with Edon Management during the course of demolition to mitigate the potential false fire alarms. Smoke Detectors are highly sensitive to dust and cannot be isolated on the system, smoke detectors should be protected from dust and when breaking the ceiling tile around them care to not affect the systems should be taken. 14. At the Bid Acceptance stage Edon Management will issue a CCDC2, Stipulated Bid Contract, 2008 to the successful proponent. Edon Terms and Conditions shall supersede CCDC if any articles are in conflict. https://www.ccdc.org/document/ccdc2/ 15. The bidder shall provide a workmanship warranty of no less than one year.
