Renovation of an educational facility in Kingston, Ontario. Completed plans call for the renovation of a educational facility.
The Scope of Work includes but is not limited to renovation and redevelopment of approximately 610m2 of interior space throughout the entire building of Fleming Hall, Jemmett Wing and 573m2 of exterior work. The primary aim of this project is to modernize Jemmett wing by improving accessibility to all levels and providing adequate washroom services to the building. Jemmett wing is currently connected to Pollack wing via a second-floor bridge and shares a fire alarm system. This project will sever the connection between these two buildings by removing the bridge and creating two fire alarm systems such that they both operate independently. In conjunction with these ends, upgrades to the building's existing mechanical infrastructure will take place as part of the Queen's deferred maintenance program. Much of the building will be vacant during construction, but there will be a small group of students and faculty who will require access to specific parts of the building for the entirety of construction. Specifically, a group of students will be required to access the 4th floor and there will be intermittent access required to the third floor upon request from the client group. There will be regular access to the basement level by one or two Queen's staff members maintaining the server rooms. Question Deadline: 09/19/2024 at 3:00 PM ET As this building will be partly occupied throughout construction, the following phases have been recommended and reviewed by the City to ensure conformance with fire and life safety. Available construction budget: $2.9M Phase 1: - Create five single user washrooms, two of which are universal. - Separation of single fire alarm system servicing Jemmett and Pollack wing and maintain service to Jemmett independently. Install new fire alarm system in Pollack wing. - Remove and replace all existing interior plumbing lines. New lines to terminate at city tie-ins at exterior of building. Separation of sewar and storm water collection. - Installation of half story hallway between main stairwell and stairwell at north west of building. Phase 2: - Removal of bridge between Jemmett and Pollack wing. Install new building facade at building penetrations. - Removal of central staircase on north side of building. Install new elevator with service to all floors. - Exterior landscaping upgrades to facilitate improved universal access. Landscaping will require two phased approach to provide partial access to south entrance to Pollack wing.
