The University of California, Merced is soliciting Statements of Qualifications from qualified firms with experience in inspecting wood-frame multifamily housing buildings for compliance with the California Balcony Bill submit written statements of qualifications. The University of California, Merced has nine wood-frame multifamily housing buildings that requires inspection as required by the Balcony Bill (Health and Safety Code Section 17973). The bill requires inspection of all "exterior elevated elements" that include load bearing components in all multifamily residential buildings. First inspection of existing buildings shall occur before January 1, 2025. The inspection shall include the assessment of the load-bearing components and associated waterproofing elements of each Exterior Elevated Element (EEE), using methods allowing direct visual examination or comparable means of evaluating their performance. Waterproofing elements include flashings, membranes, coatings, and sealants that protect the loading bearing components from exposure to water. 15% of each type of EEE shall be inspected as identified by the University. Report of findings shall include photographs, test results (if applicable) and narrative to establish the baseline condition of the components that can be used to compare to the results of subsequent inspections. Report shall be stamped or signed by the inspector and submitted to the University within 45 days of the inspections. The University of California is an Equal Opportunity Employer.
