Renovation of a detention facility in Sterling, Colorado. Completed plans call for the renovation of a detention facility.

The project work involves replacing wind damaged roofing at sterling correctional facility. The contractor must complete all aspects of the installation of the new roofing system. A bid security of not less than 5% of the bid price is required when the price is estimated to be $50,000 or more. The security shall be a bond by a surety company, the equivalent in cash, or otherwise supplied in a form satisfactory for the State. Noncompliance requires the bid to be rejected as nonresponsive. The Department of Corrections and the State of Colorado assume no responsibility for costs related to the preparation of submittals. The Contractor must complete all aspects of the installation of the new roofing system including but not limited to the following. Compliance with all Security Requirements Mobilization and Setup Existing Roofing & Roofing Accessory Demolition & Removal of Debris Installation of the New Insulated Roofing System Installation of Roofing Related Sheet Metal Flashings & Counterflashings Delivery of the Required Warranties Project Demobilization & Cleanup Project Closeout Estimated Construction Cost: $2,826,000.00 This Bid is accompanied by the required Bid Guarantee. Per C.R.S.24-105-201 If the construction value is $50,000 or greater a Bid Bond and Power of Attorney or Proposal Guaranty is required in an amount not less than 5% of the total Bid. You are authorized to hold said Bid Guarantee for a period of not more than thirty (30) days after the opening of the Bids for the work above indicated, unless the undersigned bidder is awarded the Contract, within said period, in which event the Office of the State Architect, may retain said Bid Guarantee, until the undersigned bidder has executed the required Agreement and furnished the required Performance Bond, Labor and Material Payment Bond, and Insurance Policy. Replace Roofing - Sterling Correctional Facility Support Building Decks 1A, 1B, 2A and 3, Correctional Industries, High Custody Housing Decks 1,2,3 & 5 and Living Unit #4: 1. Remove the existing EPDM membrane and insulation down to the surface of the concrete deck. Remove flashings and sheet metal trim as required to install new roofing. 2. Prime the prepared concrete roof deck's surface as required by the roof insulation adhesive manufacturer. 3. Install a new base layer of 2.5" thick isocyanurate foam insulation. A layer of 3.0" thick isocyanurate foam insulation shall be laid over the base layer of insulation. Both layers of foam insulation shall be secured with the roofing manufacturer's approved low-rise foam adhesive. 4. Cover the foam insulation with a layer of 0.5" manufacturer's approved highdensity isocyanurate foam cover board. 5. Secure any cricket insulation and cover boards in low rise foam adhesive. 6. Install an adhered 60 mil EPDM fire rated membrane over the top of the cover board. 7. Install new cured and uncured EPDM flashings. Provide new sheet metal flashings and counterflashings. 9. Provide a written 20-year warranty covering the new roofing material and labor in a leak free state at a no-dollar limit. Also provide a two-year roofing contractors warranty covering the new roof in a watertight state. B. Replace Roofing - Sterling Correctional Facility Living Unit #1 Deck 2B & 2C, Living Unit #3 Decks 3A, 3B and 3C, Living Unit #4 Deck 4A, High Custody Housing Decks 1D & 3C: 1. Remove the existing EPDM membrane and insulation down to the surface of the concrete deck. Remove flashings and sheet metal trim as required to install new roofing. 2. Prime the prepared concrete roof decks surface as required by the roof insulation adhesive manufacturer. 3. Install a new base layer of 2.5" thick isocyanurate foam insulation. A layer of 3.0" thick isocyanurate foam insulation shall be laid over the base layer of insulation. Both layers of foam insulation shall be secured with the roofing manufacturer's approved low-rise foam adhesive. 4. Set an isocyanurate foam tapered insulation system over the base layers of flat insulation boards. The tapered insulation shall have a factory formed slope of 0.25 per foot (0.25/12). 5. Cover the foam insulation with a layer of 0.5" manufacturer's approved highdensity isocyanurate foam cover board. 6. Secure the tapered insulation and cover boards in low rise foam adhesive. 7. Install an adhered 60 mil EPDM fire rated membrane over the top of the cover board. 8. Install new cured and uncured EPDM flashings. 9. Provide new sheet metal flashings and counterflashings. 10. Provide a written 20-year warranty covering the new roofing material and labor in a leak free state at a no-dollar limit. Also provide a two-year roofing contractors warranty covering the new roof in a watertight state.
