Remodeling and renovation of a multi-residential development in Chicago, Illinois. Completed plans call for the renovation of a 21-story above grade, 240-unit multi-residential development.
*As of September 13, 2023, funding application is under review by the City Council. If fully approved, construction will commence in January with an 18 to 24 month timeline for completion. Walsh Construction invites you to provide subcontractor proposals for the Island Terrace Apartments Renovation. This project previously bid in June and Walsh/GMA has been selected by the owner. The current documents are the Permit set for GMP. Walsh/GMA JV will be awarding contracts off of this round. The owner for this project is Preservation of Affordable Housing. This project includes: - Renovation of 240 Multi-Family Units in a 21-story building - 92 surface parking spaces - 1200 square foot new community room and 550 square foot new laundry space - Project will be Certified Enterprise Green Communities and Energy Star Certifications - Construction is anticipated to begin in January 2023 This project is being funded through the City of Chicago, the Illinois Housing Development Authority and the US Department of Housing and Urban Development. Contract will require 40% MBE and 10% WBE participation. The Work Force will be required to be 50% City of Chicago residents and also will be 40% minority, 5% women, and 10% Section 3 hires, or similar combination. This project is Tax Exempt.
