This solicitation posting will be canceled/closed upon the closing date of this solicitation; however, a vendor's response will still be evaluated by Safe Harbor Crisis Center as described in the solicitation document. The Division of Purchasing is neither the issuing or conducting procurement unit for this solicitation, as such it is the vendor's responsibility to review the entire solicitation in order to comply with any requirements. Safe Harbor (SH) is requesting proposals for the construction of the following project: Kaysville Expansion Hope Housing II Addition 602 N Main St, Kaysville, UT 84037 Subcontractors and suppliers are invited to attend this meeting, but it is not mandatory for them. Another opportunity to visit the site may not occur and unauthorized site visits are grounds for disqualification. All responses to questions and requests for clarification will be in writing and issued as addenda to the RFP. The addenda will be emailed to all who have requested RFP documents from DAI and will also be posted on U3P. Any addenda issued prior to the proposal deadline shall become part of the RFP and any information required shall be included in your proposal. Cut-off for questions is Friday December 30th at 5PM MST. Answers will be given no later than Tuesday January 3rd. Any addenda and Q&A will be posted on U3P. Project Description: Hope Housing II includes the design and construction of a new apartment building addition onto the SH Site connecting to Hope Housing I, as well as site improvements, and some associated parking. The new addition will have 14 apartments and some incidental business space in 13,151 gross square feet. It will contain a housing community that will vary based on family sizes at any given time. The Program Includes: New Hope Housing II Residential (12,608 GSF) o 4 Apartment Studio = 1 Type A unit on ground level, and 3 Type B units on second level. o 4 Apartment 2BR = 1 Type A unit on ground level, and 3 Type B units on both levels. o 6 Apartment 3BR = 1 Type A unit on ground level, and 3 Type B units on both levels. Studio apartments are intended forsingle-occupancy, and other apartments are intended for families. New Hope Housing II Business (542 GSF) o Two offices. o Clientresources computerstations. o Storage, Mech/IT/Elec room, and public restroom Remodel Portions of Hope Housing I (+0 GSF) o Exterior balcony and stair removal. o Remodel of ground and second level stair connector to Hope Housing II. o Splitting of 1 office into 2. o Splitting of lobby space into storage. o Addition of 3 stacked laundry machines in laundry room including counters and shelves, dedicated water heater, and associated mech/plbg/elec. o Replacement of floor and paint finishes in public areas Site oDemolition of certain concrete, asphalt, fencing, and landscaping. o Reworked grading and drainage. o New concrete, asphalt, and fencing. o Extend utilities on-site to Hope Housing II. o New playground surface and equipment, landscaping, and irrigation will be excluded from this contract. CM/GC will be required to collaborate and coordinate work with Owner's separate landscaping and irrigation contractor. Landscaping plans are in the complete set of drawings, but will not be bid by CM/GC to subcontractors. Project Risk Factors: o Substantial completion for the project isslated for November 30th , 2023. o Project budget constraints given current market volatility, labor and materialsupply chain issues. o Proximity of Hope Housing II addition to existing Hope Housing I and maintenance of egress. o Proximity of Hope Housing II addition to 15' property line setback. o Noise mitigation during construction for existing Hope Housing and Shelter Building communities. o Site staging and maintenance of community access/parking, services, and least interruption of utilities to Hope Housing I and Shelter Building. Additional Requirements: o Mandatory Project Provisions,see attachment and Appendix D in Project Specifications Manual. o SAM Registration, and Federal Davis Bacon rates and reporting will apply,see attachment and Appendix E in Project Specifications Manual.
