Renovation of a mixed-use development in La Junta, Colorado. Completed plans call for the renovation of a educational facility; and fitness / recreation center.
A. Sprinkler System: The building is approximately 42,000 gsf with access/egress available from lower and ground levels. The original construction date was 1952 with a renovation update in 1989. The building is completely void of any fire sprinkler or suppression system. Flow Tests from existing hydrant source indicates that no supplemental pumps will be required to service the needs of this building. B. Emergency Lighting and Exit Paths Emergency Lighting and Exit Paths are dated and do not lend to emergent situations and ease of egress. Handrails and aisle/balcony rails are old and outdated and give concern to liability of smaller attendees falling between rails. Points of egress make security measures limited and design inhibits flow of traffic to move smoothly between entry and exits. Lack of directional egress and pathways to and from stairways from upper seating make emergency evacuations of those areas confusing and hazardous. Old wooden doorways and directional egress and pathways into and out of main floor have latching issues and makes it difficult to control entering or exiting crowds through direction and door accessibility. Bottlenecks in main entry through Ticket area lends to congestion in emergent situations. Each Bid shall be submitted on the required Bid Form and must be accompanied by a Bid Bond on State Buildings Programs Bid Bond Form SC-6.14 in an amount not less than 5% of the total Bid. The Bid Bond may also be (1) a cashier's check or (2) a certified check made payable to the Treasurer of the State of Colorado in an amount not less than 5% of the total Bid. The Bid Bond is submitted as a guaranty that the Bid will be maintained in full force and effect for a period of thirty (30) days after the opening of the Bids for the project. The Bidder promises, in submitting his Bid, that if issued a Notice of Award, they will, within the prescribed time, execute the required Agreement, furnish the required Performance Bond, Labor and Material Payment Bond, Insurance Policy and Certificates of Insurance, or forfeit his Bid Guaranty as Liquidated Damages. Scope of Services Coordination - Subcontractors Subcontractors on the job shall: A. Use as resources: his best experience, knowledge, skills, and craftsmanship for the execution of his work. 1. Use his knowledge of code requirements and comply with codes; 2. Anticipate the Owners maintenance requirements and make convenience and access a high priority. B. Understand: the functional intent of his product in the total building concept and provide that function. C. Use his best: abilities and craftsmanship to produce quality work that is functional and trouble free for the Owner. D. Cooperate: with the General Contractors superintendent in coordinating their work with other trades. Subcontractors shall make adjustments and modifications to his work to accommodate the work of others and to best fit the total building concept, function, and use. Construction Superintendent A. A qualified construction superintendent: acceptable to the Owner and the Architect shall be assigned full-time to the project for the duration of the work. IN ADDITION TO OTHER DUTIES, THE CONSTRUCTION SUPERINTENDENT SHALL: B. Understand: the total building concept and the function of the various parts, products, and systems in the project. He shall assist subcontractors in interpreting the plans and specifications correctly. C. Understand: and coordinate the sequence of construction so that proper sequence precludes the possibility of one subcontractors work causing damage to the materials and equipment of another subcontractor or limiting intended function. D. Prepare: for the work of the various trades and subcontractors. 1. Review the contract requirements with the subcontractors. Resolve any misunderstandings. 2. Review substrate conditions with the subcontractor over which his work is to be applied or attached. 3. Correct any unacceptable conditions that preclude proper installation or function before proceeding. E. Supervise: the execution of the subcontractors work. Preference shall be given to Colorado resident bidders and for Colorado labor, as provided by law. Per C.R.S. 24-105-201 If the construction value is $50,000 or greater a Bid Bond and Power of Attorney or Proposal Guaranty is required in an amount not less than 5% of the total Bid.
