DEADLINE FOR QUESTIONS October 30, 2025 2:00 pm DIRECT QUESTIONS TO: Angie Anderson-May Operations Project Manager aamay@cocc.edu NOTICE OF AWARD December 15, 2025 It is the intent of the College to enter a contract with the selected Construction Manager/General Contractor (CM/GC) which will include a Fixed Fee and a Guaranteed Maximum Price (GMP) for the entire scope of the work. The Central Oregon Community College Board of Directors has chosen the CM/GC approach over other more traditional design, bid, and build options, and approved a detailed list of findings during a public meeting on October 8, 2025 (Attachment C). The COCC Redmond Building 3 Expansion Project will add 13,271 square feet to the existing 34,300 PEMB building constructed in 1998 for manufacturing technology education space. Building 3 currently houses COCC's Manufacturing and Applied Technology Center, offering certificates in machining, welding, CNC operation, and other manufacturing technology career pathway certificates. This planned expansion will enable the College to expand the number of students the program serves to meet the needs of a growing manufacturing industry in Central Oregon. The new facility will consist of relocated welding and CMC labs, an enlarged tool room, student lockers, restrooms, and storage/mechanical areas. The remodel of the existing building includes enlarging the machine milling area, adding a product design classroom, adding a quality control classroom, and new circulation through the space. Exterior work includes removing building entry, adding a new main entry walkway and plaza, an outdoor material storage area, a small building for welding gases, an outdoor welding area (partially covered, if budget allows), new fencing around the facility, a new trash enclosure, and additional parking and sidewalks.
