his bid is for project management and financial oversight relating to the BAS upgrade work by Automated Logic (ALC)Controls (ABC): Building Automation System Phase 1: $219,000.00 Merge onto Enterprise Server: Standardize database version to match latest Enterprise Server WebCTRL version. Update naming conventions and add facility ID as part of this standardization. Merge School into existing CPS enterprise server. Review this school remotely with CPS once merged. Point to Point System and Existing Sequence Verification: Point-to-point checkout of all reused input and output devices (sensors, actuators, fan enable, safeties, etc) All replaced controllers will be tested and verified in above scope. Verify operation of mechanical equipment (Dampers, Valves, Fans, pumps) Verify equipment operation, verify alarms at operator workstation. Provide equipment reports and suggested corrective actions for each deficiency found. Participate in communication calls with CPS to review project findings, status and discuss next steps. Inspect the condition of existing communication wiring (at each controller). Prepare a report of any found faulty controls and or devices. Work with CPS to discuss repair needs and plans for next steps. Sequence Verification Sequence verification of the below equipment as well. o ALC will review the CPS provided sequences against the existing programing. o If they match, ALC will provide confirmation that they match. o If they do not match, ALC will inform CPS, to decide if they would like ALC to include updated programming in the next phase of project repairs. Provide a screen and audio recorded training: o To be uploaded and linked to the WebCTRL school main page. o To include recording of site specific system settings and control options available to the building engineer. o To be performed with the building engineer in attendance and available to ask questions. Training Manuals: o Provide ALCs general training manuals Project Schedule ALC project manager is to provide a project schedule to the CPS Team once the project is awarded. ALC is not to bill the first 50% until the schedule is provided to CPS. Schedule will be partially dependent on ALCs available access to work spaces during working hours. Graphic Standardization: Graphic Standards shall be set up per the CPS standard. (see spec and OPR). Perform a review meeting with CPS to ensure graphics meet standards. Unique graphic requests or added/changed standards may not be included and have a cost impact. Additional BAS Scope: Subcontract Leviton contractor to provide (1) day of onsite service of the existing Leviton system. o Leviton contractor to re-IP existing panels. Add leak detector to room 118. Right underneath existing ALC panel 7. Update CHW pump layout in ALC as-builts. Update drawing details on boiler integrations. (2 protonodes, not a modsync panel) Provide an install (1) boiler room EPO placard. Replace existing CO sensor with new (connected to HW system panel) Most/All safety devices on the AHUs have been jumped out and overridden: o Reconnect and test each safety. Provide functional test report for each safety and list needed replacements. Upgrade BAS Controllers in the following locations: (cut back legacy comm/IP wiring inside panels) o MDF Rm Panel (small IP controller) o HW System Panel P1 o CHW System Panel P2 o AHU-1 Panel P3 o AHU-2 Panel P5 o AHU-3 Panel P4 o AHU-4 Panel P6 o Misc. Panel: P7 (NO CHANGE: Keep current SE6166 and ZN) Commissioning Scope Key B [12] Hours of TC Contractor Assistance Following commissioning, ALC and the CPS representative will create a final ALC punch list for the project. List of excluded deficiencies may be provided if CPS opts out of repair prior to commissioning. Once the punch list is confirmed, ALC will correct and document each of these completed items. Upon confirmed completion of these items, ALC and CPS will consider the project closed. For all sequences and equipment not flagged for review, repair and reprogramming in phase 2: verify all systems operate per the intended Sequence of Operations. No sequence changes are included in this scope of work, unless listed in this document. (phase 2 if necessary) 2 commissioning seasons included. (heating and cooling systems) Any new requests or added standards for the school may have cost impacts. Clarifications: Assume all zones are properly identified and zone verification is not required. All existing devices and I/O wiring unless otherwise stated will be reused. Provide all necessary low voltage control wiring per local installation code with Union Electricians. Networks drops (ethernet) to be installed by others ALC to participate in weekly calls with owner and provide construction progress and concerns. Provide (16) hours of onsite customer training to be provided in 4 hour increments. o 2 Heating Season Visits o 2 Cooling Season Visits Provide a (2) year warranty for the ALC furnished material and BAS. This proposal is based on labor during normal business hours. This proposal is based on the attached contract terms. Exclusions: Generator Monitoring Zone verification. (ie: smoke out or tracing out ducts) Stand Alone Equipment (Unit Heaters, Fin Tubes, ect) Monitoring of Utility Meters Computer Equipment Sequence Changes and program changes Unless listed above. Liability for existing controls and equipment to remain. Field control/power wiring for Manufacturer-provided controls unless noted above (Boilers, Chillers, VFDs, etc.) Any costs related to data drops and Quantum Electrics work. Any work with units that are not accessible due to building conditions. Furnish and installation of communication cards for third party equipment and/or devices Startup and commissioning of third party controls and/or equipment Third party commissioning assistance unless mentioned above Variable Frequency Drives (VFD) or Variable Speed Drives (VSD) and installation of them unless otherwise noted Power Wiring (120v) Fire dampers, smoke dampers, combination fire/smoke dampers, or any associated actuators/interlock wiring. Cutting, patching, painting, demolition work, roofing work, hoisting charges, or access doors Fiscal responsibility for consequential & liquidated damages.
