Site work and new construction of an educational facility in Eagle Mountain, Utah. Completed plans call for the construction of a 186,898-square-foot educational facility; and for site work for a educational facility.
A new Middle School to be built in Eagle Mountain, UT. *Addendum Number 01 and 02 are now posted. *Response to RFI #05 RFI: The notched columns in the cafeteria area on page S115 callout a steel base plate per detail D1/S501. However in the architectural drawings per detail D1/A522 the same base plate is called out as stainless steel. Please confirm whether this is to be carbon steel or stainless steel. Response: This should be a carbon steel base plate per structural. No S.S. is required in this condition. *Response to RFI #07 RFI: 1.) Architectural Expansion Joints cannot be found anywhere in the plans. If needed at transition points please specify type and size of expansion joints required. Response: No expansion joints are required on the project. *Response to RFI #04 RFI: 1.) Will a detail sheet for Bore be provided. Please provide the spacers and size of casings desired for the project. 2.) The plans show only taking out a portion of the asphalt and not removing it for the entire run of off site sewer. What is planned for the additional asphalt. Response: 1.) Coordinate with UDOT for details and specifications. No sleeve casings usage are intended. 2.) The new public R.O.W asphalt hatch has been revised and will be shown on the forthcoming addendum set designated as "ADD#3" on Friday, May 26th 2023. Response to RFI #06 RFI: 1.) 084113: Calls for Kawneer 451 (center-glazed) as the basis of design for the interior storefront framing on this project. This system is a non thermal 2" x 4 1/2" system with a 1" glazing pocket. The interior storefront elevations on this project call for 1/4" glazing. To use the 451 system for the interior storefront would require a special adapter to accommodate the 1/4" glazing. This adapter would add both material and labor costs to the project. Our recommendation for the interior storefront would be to use Kawneer's 450 framing system which is a 1 3/4" x 4 1/2" system with a 1/4" glazing pocket. We have used this system on several projects, including several schools. Would this option be acceptable for this project or would you like to proceed with the 451 frame with the glazing adapter. 2.) 084113-5: Calls for the exterior aluminum doors to be 500 wide stile doors and the interior aluminum doors to be 350 medium stile doors. Door type J on page A601 is listed only as a 500 wide stile. Please clarify. 3.)A561: Kawneer does not make an 8" sill member as shown in detail B6. This 8" height would be made up of two 2" x 4 1/2" members with a brake metal or aluminum split tube infill. 4.) A561: We would advise against using the base flashing shown in details A1 and C1 due to, considerable increase in cost, longer lead times for materials after final field measurements on finished openings, interruption of thermal break in the storefront system, increased potential for leak points, etc. We would be glad to start up a discussion as to why this detail is not ideal. Please advise. 5.) 087100-42: Hardware set A2 shows a door #E147C and #E147C. These doors are not shown on the door schedule. Do these doors need to be stricken from hardware set A2. 6.) A600: Please provide hardware sets for door #D130C, E167C, F194C. 7.) A600: Door #A200, C200 are not showing hardware sets on the door schedule. On the hardware sets in the project manual 087100-50, it lists these doors as receiving hardware set C4. Please clarify. 8.) A600: Door #F194B calls for hardware set B2 in the door schedule, the project manual 087100-47 calls for hardware set B1 for this door. Please clarify. 9.) 084113-8 2.7: Is the color and finish for the storefront framing to be Class I Clear Anodized. Please clarify/confirm. 10.) 084113-5 1.7 Calls for a 20 year finish warranty on the storefront framing. The max finish warranty for anodized materials is 10 years. Please advise. Response: 1.) Agreed, however, the problem lies in the 2" tall 451/451T system butting into the 1-3/4" tall 450 system. This has proven unsightly when we have tried it in the past, so instead of the complication of trying to use 451 at interior conditions that butt up to 451T exterior systems, and 450 series in all other locations, we have elected to use the 451/451T system throughout to avoid this aesthetic issue. Thanks for raising the question. 2.) Good catch. We will only need 5" wide stile doors. There are no 3.5" medium stile doors on the project. We will adjust this by addendum. 3.) Agreed. We understand that this condition, if not a Kawneer 451/451T system with the narrow side-lite base, would be fabricated as you have described to achieve the 8" base. We are reviewing this with the Owner to make sure they don't want to change this approach that they have historically used, but at this time please proceed with bidding this as the Kawneer 451/451T narrow side-lite base, or with (2) 2x4 mullions with a split-tube infill as provided by other comparable manufacturers. If this changes we will address it by addendum before bid day. 4.) Thanks for the feedback. We have actually heard it all before and debated it quite thoroughly, but this is the solution that has finally addressed all the leak issues the District has been dealing with previously, and has not resulted in any adverse issues at all. We have used it many times on other projects with great success. The added cost is far less than the cost of damages that have been faced by the District. And the thermal break concerns are negligible in the overall envelope analysis. The benefits have proven to far outweigh the initial cost. 5.) Doors E147C & E147D do not exist in the project and should be stricken from the door list for group A2. 6.) These will be issued by addendum shortly. 7.) These will be issued by addendum shortly. 8.) This will be issued by addendum shortly. 9.) Yes, the aluminum storefront is class 1 clear anodized per 084113 part 2.7.D. The matching flashing & break metal would be the manufacturer's standard silver metallic to match the clear anodized aluminum frames. 10.) Agreed. This was a carryover from a Kynar spec warranty. We will adjust by addendum to a 10 year anodized finish warranty. *Addendum Number 03 is now posted.
