T23002 For Construction-Comprehensive Deep Energy Retrofit (Passive House) - 575 Danforth Road; existing two-storey building. Scarborough Acres, located 575 Danforth Road, Scarborough, Toronto, ON M1K 1E4, is a 16-unit walk-up apartment building with seniors. Toronto Seniors Housing Corporation (TSHC) are the operators of the building. The issues identified included water leakage from the roof, air leakage from the windows and lack of heating controls & ventilation which indicated that the building required capital repairs. In order to address this as well as to meet portfolio wide energy reduction targets, Toronto Community Housing Corporation (TCHC) is seeking a Vendor for the provision of construction services at 575 Danforth Road, Scarborough, Ontario. The project will be certified under Passive House Institute's EnerPHit certification and will be a deep-energy retrofit project with a target reduction of 80% energy and GHG emissions. Scope involves, insulated over cladding, air-tight building envelop, passive house windows and doors, insulated roof, addition of two vestibules at both entrances, in-suite ventilation through energy recovery ventilators, mechanical upgrade to the boiler based heating system to geothermal based water source variable flow refrigerant (VRF) system and associated electrical upgrades including new pole mounted transformer, new in-suite electrical panels, security, fire alarm upgrades and LED in-suite lighting. Interior scope of work includes finishes and lighting upgrades of stairwells, corridors, laundry room, staff office, mechanical room and locker room conversion to recreation room.
