Renovation of an educational facility in Carpenter, Wyoming. Working plans call for the renovation of a educational facility.

The owner has selected a Design Builder. The project is expected to start construction in May 25, 2023. As of February 23, 2023, project was awarded to Gem City Roofing, awarded amount is $204,088.43. Laramie County School District #2 is requesting design/build proposals for a project consisting of a liquid-applied, bio-based, two-component, polyurethane roofing field and flashing elastomeric membrane that provides seamless waterproofing at the Carpenter Elementary School in Carpenter, Wyoming. The basis of design is the AlphaGuard BIO system. Complete iAuditor DTA. A. Provide before and after pictures of work completed daily. 1.03 Provide rooftop safety per L&I and OSHA requirements. A. Employees must always wear high visibility clothing with company logos. 1.04 Refer to construction drawings for areas of wet insulation on roof area and dispose of legally. A. Replace wet insulation in like kind. B. Stagger all insulation joints a minimum of 12". C. Reinstall roofing membrane per detail drawings provided. 1.05 Clean existing roof system 7 days maximum before project start date by pressure washer at minimum 2,500 PSI for removal of all dirt, grease, oils, algae and debris. A. Clean drains with wire brush and blower to bright metal. 1. Plug drains prior to cleaning. B. After cleaning, RoofTec to ensure the roof insulation tie-in areas are dry using a capacitance scanner.C. Any new wet insulation caused by a breach in the tie-in areas will be the contractors' responsibility to remove and replace. 1.06 Ruptures, splits, cuts, and torn flashings shall be repaired as needed. Blisters must be cut open and allowed to dry. Use a three-course technique for repairs to the surface. 1.07 Blue tape all metal details of the work being done that day to keep a clean application. A. After application of fluid applied; pull blue tape immediately and dispose of. B. Should you decide to cut in without blue tape, ensure liquid is removed immediately after application. C. Should metal be coated with unintentional liquid applied product it is the contractors' responsibility to replace that metal to ensure a clean finished roof system. D. All existing metal ladders on roof system and runs should be taped off prior to roof work. 1.08 AG Bio Base and Top Coat mixing procedure: Mix Part A for 1 minute before adding Part B. After adding Part B mix the combined materials for a minimum of 2 minutes moving the mix blade from top to bottom. Make sure to mix areas around side walls and bottom of pail. 1.09 Apply AG BIO base coat and fabric reinforcement at parapets, curbs, penetrations, and drains prior to application of field of fluid-applied membrane. A. Remove clamping rings and strainers. B. Install old bolts to ensure liquid does not inhibit new stainless-steel bolt installation. C. Apply base coat at 2.0 gal/SQ (32 wet mils) with embedded reinforcement fabric. D. Fabric reinforcement must be adhered up and under all metal flashings. E. Mechanically attach slip metal flashing with hem under all existing metal flanges. 1. All grommeted fasteners are required to have a metal hood. 1.10 Apply AG BIO Base Coat on specified roof areas at 2.0 gal/SQ (32 wet mils) A. Apply AG BIO Base Coat with embedded reinforcement. 1. Do not apply in falling precipitation or when precipitation is imminent. 2. Do not apply when ambient temperatures are below 45F. 3. Install polyester or fiberglass mat reinforcement in shingle fashion with 2" overlap. 1.11 Apply AG BIO Top Coat at 2 gal/SQ (32 wet mils) over cured reinforced AG BIO Base Coat. Allow to fully cure. A. AG BIO Base Coat left exposed for 72 hours or greater must be primed with Geogard Primer. B. Once the primer becomes dry and tacky (typically 15-30 mins) it can be top coated. Primer must be top coated prior to curing hard, glossy, and tack-free (typically within 1-2 hours). 1.12 In areas where a slip resistant surface is required, mask off designated areas and apply an additional layer of AG BIO Top Coat at 1 1/4 gal/SQ (20 wet mils) minimum over the cured AG BIO System. Broadcast 20-40 mesh silica sand into the wet coating at 10-15 lbs./100 sq. ft. and backroll. Remove masking tape before top coat cures.
