Renovation of a parking garage in Griffin, Georgia. Completed plans call for the renovation of a parking garage.

This project's objective is to fix our parking deck in an effort to increase the structure's lifespan. In 1972, the parking deck was built. The precast construction has undergone numerous repairs and alterations throughout time, most notably the installation of welded support structural steel brackets at columns to replace the original corbels supporting inverted tee beams. Corrosion of the steel bearing plates cast into the column (corbels) has taken place in approximately 15 locations. There could be additional locations with corrosion that has taken place that will need to be addressed. There are apparent deficiencies with the steel angle supporting guardrails on the upper level, clogged drains, and deteriorated expansion joint covers. There is a current lack of drainage system on the parking deck that will need to be addressed. The upper levels of the deck current hold water as there are a lack of runoff locations. In 2021, steel brackets two beam-columns connections and steel saddle at a perimeter beam to column connection, and a steel saddle at a double-tee girder connection were installed. In addition, a new perimeter cable rail system, reinforced fascia panel connections, grouting of beam to column connections, and patching of spalled concrete surfaces were installed and/or repaired. We can provide a full scope of repairs upon request. It is essential to replace every expansion joint in the parking deck, as well as address any damaged or cracked concrete on either side of the expansion joint. Waterproofing is required. The present aluminum handrail at the ramps in the middle of the parking deck is loose and fractured. They must either be replaced or repaired by welding and then reattached to the existing columns. In bid proposal please provide recommendation and reasoning behind recommendation. Bonds required - Yes, Performance/Payment Bonds ONLY are required prior to contract.
