Reference number : 1705825 New construction project comprising a total of 85 housing units (with indoor parking and various common and technical areas) at 1500 Thérèse-Lavoie-Roux Avenue, Borough of Outremont, Montreal. The scope of the work described in this manual and all the accompanying contractual documents cover the construction of a new building of non-combustible type and without joint ownership with neighbouring buildings. The building to be built, 6 floors high (plus a basement) with 2 elevators, includes 85 dwellings of various typologies, a community hall, an indoor parking garage and various other common and technical areas. The building is composed of a concrete structure on conventional spinning foundations and sections on rafts, the exterior finishing materials are mainly thin fiberglass concrete panels and masonry cladding, with aluminum panel cladding inserts. The layout of the site includes the various accesses to the building and other landscaping including trees and other plants. Also take note of some particularities of the project: 1. The excavation, management and environmental disposal of existing soils present on the site requiring in particular a traceability procedure; 2. The design and construction of the project will comply with the requirements of the Novoclimat program, "large multi-unit building" component and must obtain certification; 3. The design and construction of the project will comply with the requirements of the LEED-AQ program; 4. Epidemic clauses (see GCS 27 - Article 6.5.7 of this Project Manual and Article 1C.31 of the architectural specifications); 5. The project is funded in part by the SHQ's Accès-Logis program (component 1), the Ville de Montréal and CMHC's NHCF program. All located on lot 6 050 869, at 1500, avenue Thérèse-Lavoie-Roux, in the borough of Outremont, Ville de Montréal.
