Site work and renovation of a fire / police facility in Rosemount, Minnesota. Working plans call for the renovation of a fire / police facility; and for site work for a fire / police facility.

As of June 14,2023, contract is not going to be awarded on account of bids being well in excess of the City’s budget. The Project includes the furnishing of all labor and materials for the construction complete in-place, of the following approximate quantities: 8,000 SQFT EIFs Replacement 18 EACH Window Replacement 4 EACH Select Lighting Replacement 7 EACH Garage Door Repairs 3,000 SQFT Sheathing Replacement 1 EACH Repaint Door 1 EACH Replace Building Yard Sign 3 EACH Replace Selected Swing Doors Location- 14700 Shannon Pkwy Rosemount, MN 55068 General scope includes the removal and replacement of existing barrier style EIFs with a new drainage style EIFs system. Work includes window and door replacement as well as alterations to the building's bell tower. . Base Bid Work Items 1. EIFs Replacement a. Scope of Work: 1) Demolition (a) Remove existing EIFS system. This includes all existing weather barriers, flashings and damaged sheathing. At areas of brick transitions, leave 12" of existing weather barrier material that laps behind non-EIFs cladding. (b) Cost for replacement of damaged sheathing to be included in separate bid item. (c) Cost for removing EIFs soffit to be in separate bid item. 2) Reconstruction (a) Install new liquid applied weather barrier. (b) Install new EIFs system per drawings attached and per manufacturer requirements, whichever is more stringent as approved by Engineer. (c) Install all penetration flashings as required by Encompass's drawings and by the weather barrier manufacturer, whichever is more stringent and as approved by Engineer. (d) Thickness of EIFs varies around building, see drawings for additional information. (e) See Section 07 24 00 for additional information. 3) Location of Work (a) See Drawings 4) Quantity of Work (a) 8,000 sqft Window Replacement a. Scope of Work 1) Replace all existing punch opening windows with aluminum storefront windows. Contractor is responsible for measuring windows prior to ordering. No adjustment in pricing will be allowed for errors in contractors measurements. Windows are to have a 3/8" min. gap between rough opening and frame. All windows are to be sealed between rough opening and frame with a closed cell spray form (see Section 08 51 13). 2) Replace storefront assembly along west elevation with new storefront window. 3) Flashings at window openings are per attached drawings. Contractor to review manufacturer recommendations for installation and notify Encompass of any discrepancies between bid drawings and manufacturer requirements prior to bid. 4) Contractor to supply sample of assembly (framing, glazing, exposed metal flashing) for Owner approval prior to ordering. b. Location of Work 1) See Drawings c. Quantity of Work 1) (18) Units 3. Select Lighting Replacement a. Scope of Work 1) Remove and dispose of lighting elements where indicated in the drawings. Contractor to base their bid on the lighting fixtures shown in Section 26 56 00 final design to be determined. Contractor to finalize selection of luminaires in design-build setting. Contractor to include in this item all costs associated with professional services related to the installation of new luminaires. b. Location of Work 1) Garage Door Entry (West Elevation) c. Quantity of Work 1) (4) Units 4. Garage Door Repairs a. Scope of Work: 1) (a) Restore appearance of garage doors via replacement of window panels, repainting of exterior and replacement of perimeter seals. (b) Paint material to be intended for exterior exposure and provide a 10 year minimum warranty of color fade. (c) Paint color to be of standard options. For the purposes of bidding assume color of paint is to match existing. (d) Size of windows are to match existing. Include all costs for replacement of seals around new panels. (e) Size of garage door seals (perimeter seals) to be include in project. Contractor to verify size and quantity of seals. b. Location of Work 1) All Overhead Garage Doors c. Quantity of Work 1) (7) Garage Doors 5. Parapet Cap Replacement a. Scope of Work: 1) Remove and dispose of all parapet cap metal adjacent to EIFs. 2) Pull back existing membrane flashing (if present) for future integration. 3) Remove and replace wood blocking with treated wood. Ensure top of parapet slopes towards roof. Lap flashing membrane over parapet, shingle lap with exterior weather barrier with a 6" min. lap. Include in bid cost for replacing membrane throughout perimeter of roof. 4) Reinstall metal cap flashing as shown in drawings. b. Location of Work 1) See Drawings 6. Framing Alterations a. Scope of Work: 1) See drawings for locations of buildouts of light gauge steel stud framing. See Section 05 40 00 for information on steel studs. 2) Contractor is to ensure that new framing, walls, and soffits are installed such that no disruption is created to interior vapor barrier. Contractor is to ensure that a continuously sealed vapor barrier is present in area of repair after work is completed. 3) Remove all water-damaged and/or microbially-contaminated batt insulation. 4) Provide new batt insulation, see drawings. b. Location of Work: 1) See Drawings c. Quantity of Work: 1) Lump Sum 7. Sheathing Replacement a. Scope of Work 1) Include costs for replacement of existing sheathing in areas of EIFs removal. New sheathing is to match existing. 2) For purposes of bidding assume 5/8" Gypsum sheathing (Densglass Gold or approved equal). b. Location of Work 1) See Drawings c. Quantity of Work 1) 3,000 sqft 8. Soffit Installation a. Scope of Work 1) New metal soffit to be installed in areas of EIFs soffit. Cost for removal of existing soffit materials to be included in Bid Item 1. 2) For the purposes of bidding, assume that new soffit materials to be 24 gauge Aluminum Pac-Clad Flush/Reveal Soffit. 3) Soffit panels to be vented at perimeter of entryway canopy and at 48" O.C. at areas along building elevation. b. Location of Work 1) See drawings. 9. Sealant Replacement a. Scope of Work 1) Remove and replace deteriorated sealants between dissimilar materials, at control joints, at window and door perimeters, and at penetrations in the facade. 2) Clean and prime surfaces in accordance with manufacturer's recommendations such that new sealant adheres properly to the substrate. 3) Install closed-cell foam backer rod or bond-breaker tape, depending on joint geometry, in the corner of the joint, and then install new sealant. 4) Install all products and materials in accordance with manufacturer's recommendations. 5) Use polyurethane sealant except where existing sealant is silicone. 6) See specification section 07 92 00 - Joint Sealants for product information. 7) Sealant colors to be approved by Owner and Engineer. b. Location of Work 1) Remove and replace deteriorated sealant at horizontal and vertical joints, window and door perimeters, and all other locations as shown on the drawings or as directed by the Engineer. 10. Repaint Door (East Elevation) a. Scope of Work: 1) Restore appearance of (1) pedestrian steel door at grade on the east elevation. 2) See Section 09 91 13 for paint selection. 3) Color by Owner, for purposes of bidding match existing color. b. Location of Work 1) See Drawings c. Quantity of Work 1) (1) Location 11. Replace Building Yard Sign a. Scope of Work:1) Remove and dispose of existing sign in west yard of property. 2) Install new electronic display sign, see drawings for illustration of final appearance. 3) Final design and selection of sign to be between Owner and Contractor as a design-build setting. 4) For the purposes of bidding assume that the final sign appearance is to be similar to the sign in front of the Rosemount City Hall Office. 5) Brick at base of sign to be matching in color to the lighter brick at base of building. 6) Contractor to include cost for removing and repouring concrete foundation. Foundation to be approximately 48" tall and 80"x30" in plan. Final dimensions to be determined. Footing to bear at and footing (footing to bear 42" below grade min). b. Location of Work 1) See Drawings c. Quantity of Work 1) (1) Location 12. Replace Selected Swing Doors a. Scope of Work: 1) Remove and dispose of existing doors at locations noted on drawings. 2) New doors to be aluminum swing doors. Size and action to match existing. 3) Install flashing in rough opening similar to window details. All weather barrier and flashings to be shingle lapped with adjacent weather barrier and flashings including (not limited to): trim flashings, and other component flashings. 4) Installation of door assemblies to include wrapping the weather barrier within the rough opening, providing flexible sill flashing, and a drip metal at the head of the door that provide positive drainage away from the structure and extends beyond the door frame a minimum of 1/4 -inch. 5) Coordinate drip edge termination with siding joint material. 6) Install sealant end dams at each end of drip above door frame and at locations where trim flashing terminates into side of door frame. 7) Include closed cell spray foam insulation within the rough opening for the full depth of the rough opening. Trim excess insulation such that insulation is flush with outer face of studs. 8) Reinstall interior trim or replace trim and finishes at locations of damaged materials. Trim and finishes to match existing. It is anticipated that all installations will require interior door trim repair or replacement. 9) See Section 08 11 16 for additional information. b. Location of Work 1) See Drawings c. Quantity of Work 1) (3) Units 13. Spot Masonry Repairs a. Scope of Work: 1) Perform spot tuckpointing in areas of cracked, eroded, and deteriorated mortar joints where indicated by Owner or Engineer. Perform work in accordance with Brick Institute of America Standards and the project drawings. Clean repaired masonry upon completion of pointing work. Alternate Work Items 1. Alternate 1: Birck Veneer at Bell Tower a. Scope of Work 1) Provide an Add alternative cost for replacing the area of EIFs around the bell tower will brick. Brick to match adjacent brick. 2) System will be an anchored veneer brick system to CMU backing. b. Location of Work 1) See Drawings c. Quantity of Work 1) See Bid Form 2. Alternate 2: Add Sloped Roof to Bell Tower and Opening in Wall a. Scope of Work 1) Include cost for erecting a roof structure on top of the existing bello tower. Roof structure to be framed with CFS. For the purposes of bidding assume a concealed fastener standing seam metal deck roofing structure. 2) New roof to be anchored to existing CMU perimeter wall. Include cost for epoxy anchoring (16" o.c.) hold downs into CMU. Include cost for grout fill top course of CMU. project no- 23-7771-001
