Site work and renovation of a fire / police facility in Cave Creek, Arizona. Completed plans call for the renovation of a 9,676-square-foot fire / police facility.
The Town of Cave Creek (TOCC) is accepting Statements of Qualifications from qualified Construction Managers at Risk (CMAR) to provide complete construction services for the upgrade and remodel of TOCC Fire Station #1. The Project site is located at 37402 N. Cave Creek Rd., Cave Creek, Arizona 85331 (Parcel #211-14-039A). The Town is seeking licensed contractors with the background and experience constructing and/or remodeling successful fire station facilities. The CMAR shall understand the special concerns of fire station facilities, the challenges associated with remodeling an existing facility located at 37402 N. Cave Creek Road (Facility) , and any related offsite improvements. The Project is currently being designed by Perlman Architects and will be developed with the goal of using a team approach to identify options and any available cost/benefit measures that will produce the best attainable facility. The initial Town budget range for this Project is approximately $1.2 to $2 million. Anticipated Interviews Mid to Late June 2023 (or sooner if possible) Anticipated Selection Mid to Late June 2023 (or sooner if possible) Anticipated Council Award July 2023(or sooner if possible) The TOCC will work with our architect, Perlman Architects, and the selected CMAR to design, remodel and construct a total of approximately 9,676 s.f., 3-bay fire station, to be known as Cave Creek Fire Station #1; Regional #147. (vehicle bays 4,235 s.f. and livable area 5,441 s.f.). In 2021, the Cave Creek Town Council voted to approve Resolution #R2021- 06 that dramatically changed the fire and emergency services for the TOCC. Part of this action was to acquire the existing, remodeled car wash/fire station and make the needed upgrades to support our new firefighter personnel and emergency equipment. The existing Facility consists of approximately 4,645 s.f. of living and storage area, with an adjacent, canopy covered area for vehicle parking. The final purchase of this Facility by the TOCC occurred on January 12, 2022. Once this action was completed the Town was able to develop and issue an RFQ for design services. On August 15, 2022, the TOCC entered into a design contract with Perlman Architects to begin the process of evaluating options and recommending upgrades to the Facility that would come closer to meeting the NFPA national guidelines for fire stations. Currently, the Project is at approximately 30% to 50% of the overall design and engineering stage. Final improvements identified during design may be delivered in phases with multiple Guaranteed Maximum Prices (GMPs) or in a single phase. A phased GMP would most likely be considered for the procurement of long lead materials and equipment, and also to evaluate the plausibility of separating the remodel of the existing living quarters with the new construction of the vehicle bays. The construction activities will need to consider ongoing operations of the current emergency services during the development of the new fire station. Construction is anticipated to commence in the summer 2023 and be completed in 2024. The TOCC and Perlman Architects will work with the CMAR to determine the final phasing of the proposed improvements and the extent of improvements for each GMP phase if applicable. *The value for this project is based on a financial range. The value is listed as the highest possible cost from the range provided by a stakeholder or official project document.
