The Subject Site, by virtue of its location, accessibility and visibility, is a prime piece of City-owned real estate on the Oshawa Waterfront. Development on the Subject Site will serve as a landmark feature in the vicinity of Ed Broadbent Waterfront Park, Lakeview Park and the area of the former marina. The Subject Site is approximately 1.9 hectares (4.87 ac.) in size.The City has in place the Harbour Road Area Community Improvement Plan (H.R.A.C.I.P.), which offers a financial incentive program to encourage development in the project area. The City may provide a grant on a sliding scale for part or all of the increase in City taxes attributable to the development or redevelopment of a property located within the H.R.A.C.I.P. area. The Subject Site is located within the Harbour Road Area Community Improvement Project Area.
