Renovation of a medical facility in Laguna Beach, California. Completed plans call for the renovation of a 2,042-square-foot, two-story above grade medical facility.
Bidding, Phase-2 (WBS-02 - Buildings & Structures If you have any questions or comments with regards to this invitation, please do not hesitate to contact the Construction Project Manager Lawrence Hoff at (714) 676-3155 or via email at lawrenceh@gcempire.com. Scopes of work: Subcontractors "Construction scope" is inclusive of all labor, materials and equipment required to provide (but not limited to) demolition, remediation and construction, affected building elements architectural, mechanical, sprinklers, plumbing, electrical, finishes and all other required building components, etc. for the completion of the complete addition/renovations as per the Owner's requirements (refer to drawing tender/permit drawings). General Contractor is to include all incidental tasks and costs that pertain to carrying out the intent of the full scope. Hours of Work: The working hours shall comply with the City of Laguna Beach Municipal Code except as modified by the specifications. Working days shall be limited to the hours of 7:00 a.m. to 5:00 p.m., Monday through Friday. No work shall occur on City recognized holidays. The special provisions may include additional limitations. No work shall occur, including the arrival of any employees, equipment, vehicles, or subcontractors, to the work site or any residential street outside of specified working hours. With prior approval of the Engineer, staging outside of working hours may be allowed at a predetermined location within the City limits. Working hour violations will result in a penalty of $500 for each half hour, or fraction thereof, in excess of the specified working hours. Each violation of working hours will result in using a patrol service to monitor the work site and residential streets, outside of working hours, for the following ten working days. The patrol service will notify the Engineer of any working hour violations. Financial penalties and patrol service costs will be deducted from monies due to the Contractor.” Project has begun and we are accepting bids to ensure all trades are filled and everything runs smoothly. Project is expected to be for a duration of approximately 54 weeks for construction. Completion/Hand over to Owner; Target 3rd Quarter 2024 or sooner. Project will be administered in Procore, your participation will be a requirement. Weekly all-hands meetings should be anticipated, and Foreman/Superintendent should expect to attend them for the duration of your work, while onsite. Electronic meeting information will be provided for PMs and owners but the weekly all-hands will be attended by field representatives. Project Caveats: The project site is tight, and efficiency will be stressed at all times. Stockpiling of excessive materials will be avoided as a result. See Laydown Map included as part of this package. Coordinate with the Owner the receipt and installation of the Owner’s fixtures and equipment (as noted). The facility operates largely on donations as such, there is an equipment vendor who is associated with the project. Therefore, we are asking bidders to itemize the equipment they are going to require for this project and the anticipated durations. All Quotes will be made good for a period of 60 Days. Jobsite cleanliness and safety is to be maintained at all times; all subcontractors will be required to provide (2) able-bodied workers per week for (1) hour as part of the composite clean-up effort. Failure to comply with this requirement will result in a back charge. Construction Schedule, Hours of Work: Schedule The Following bidders are to submit at least a line-item duration schedule with their bid submission. Show lead times/long procurement items. Electrical, Mechanical, Plumbing, Rough Carpentry Empire Construction would like to invite your company to provide a proposal for our latest project, located in Laguna Beach, CA. We expect this project to start immediately once subcontracts are awarded. This phase of the project covers all work related to the construction of all building envelopes and interiors work including but not limited to the framing, waterproofing, roofing, siding, windows & doors, metal stud framing & drywall, painting, flooring, mechanical, electrical and plumbing. Additionally, we require that all facets of these trades be considered as a “package” meaning that you will be placing all aggregate base course, moisture, and vapor barriers in their entirety. We are putting together a complete site retaining package including all drainage requirements and facilities.
