Site work and new construction of a multi-residential development in Sherwood Park, Alberta. Completed plans call for the construction of a 90,000-square-foot, six-story above grade, 104-unit multi-residential development; and for site work for a multi-residential development.

Question Deadline 09/02/2025 All queries and comments related to the RFQ shall be submitted in writing to the RFQ contact noted above in Section 1.2 no later than 5 working days before the closing date. Located at 100 Fir Street, this development will be a six-story mixed-use building designed to serve the surrounding community through a combination of residential and commercial spaces. The building will include 104 residential units--comprised of one-, two-, and threebedroom apartments--as well as communal amenities such as laundry facilities, sitting areas, a flexible multi-purpose space, and resident storage. The development will also include a daycare facility and administrative offices to support on-site operations. Of the 104 residential units, 22 will be designed to meet barrier-free accessibility standards. All shared residential and commercial areas throughout the building will also be fully accessible. The site is bisected by a newly proposed access road, which will connect Fir and Ash Streets to the adjacent Apple Blossom Manor (ABM) parking lot. This road effectively divides the site into two zones: the southern portion, which will accommodate the main building, and the northern portion, designated for surface parking. This configuration helps provide a meaningful setback from adjacent single-family homes, enhancing neighborhood compatibility. Currently, the site lacks dedicated civic stormwater infrastructure, requiring all stormwater to be conveyed overland to the public street system. To streamline the drainage design, a portion of the site's stormwater will be directed to the existing Apple Blossom Manor parking lot. A drainage easement will be established between the two properties--both of which are owned by Heartland Housing Foundation (HHF). Levels two through six of the building will be dedicated entirely to residential apartments and associated amenity and service spaces. The main and lower levels will support the building's mixed-use functionality. On the lower level, the west wing will house the multi-purpose flex space and administrative offices, while the east wing will accommodate tenant storage and building mechanical/electrical rooms. The flex space will be available to tenants for meetings, events, and community gatherings. Administrative offices on this level will support operations for HHF, the Robin Hood Association, and the daycare. On the main floor, the west wing will continue the residential programming, while the east wing will feature the daycare facility and the building's main lobby. Internal access will be provided between the daycare and administrative offices via a connecting stairwell or passage. As part of this project, the existing building on the site will be fully abated and demolished. Additionally, off-site work included in the project scope involves a $75,000 repair to an existing drainage line using the Cured-In-Place Pipe (CIPP) method. This work, outlined in an agreement between HHF and the County, will be included in the successful General Contractor's scope of work. Lastly, a solar panel system will be used for this building to provide xxxx power generation for the building.
