Site work, paving and renovation of a mixed-use development in Kamloops, British Columbia. Conceptual plans call for the renovation of a 12,600-square-foot, one-story above grade, 31-room hospitality development; for site work for a road / highway; for paving for a road / highway; and sidewalk / parking lot.
Renovation project named Lamplighter located at 1901 Trans Canada Highway East, Kamloops. The Lamp Lighter is a Motel building. The property consists of 31 one-bedroom motel rooms, a managers suite and some office area. It is a one storey masonry cinder block with rebar and concrete infills structure. It also incorporates poured concrete foundations, vinyl framed double glazed windows and two-ply SBS bitumen membrane roofing. The gross livable area (above grade) of the building is 10,900 sf. The gross floor area including the basement is 12,600 sf. The site including soft landscaping, poured concrete pedestrian paving, an asphalt paved parking lot and metal fencing to the compound. TIMELINE: Request for Qualifications for prime consultant/architectural services for the project is underway. The successful proponent must be a registered AIBC Architectural Firm with good standing and has extensive experience with BC Housing Design Guidelines and Construction Standards, as well as renovations. The successful proponent will work with BC Housing to create a defined Scope of Work and prepare a Class B cost estimate for the project in 2 phases. Phase 1 scope shall prioritize critical infrastructure, operational safety, and site improvements. Phase 2 scope will include additional infrastructure upgrades, operational requirements, and overall improvement of the suites, washrooms, and basement. Further update in early fall 2023, pending selection of a preferred proponent. Construction budget is unreleased.
