The Roosevelt Middle School Modernization Project is comprised of several work scopes and phases. 1. Increment #1 includes Site Preparation for Interim Housing and Modular Science Building (not in Commissioning Scope of Work). 2. Increment #2 (Interim Housing) includes but not limited to the delivery and placement of Interim Housing consisting of 13 (24'x40') classroom portables, one (40'x48') administration office portable, and one (12'x40') restroom portable (not in Commissioning Scope of Work). Construction Schedule: start 12/2023 and finish 7/31/2024 3. Increment #2 (Modular Science Building) includes but not limited to the delivery and placement of a (40'x96') Modular Science Building and one (12'x40') restroom portable. Construction Schedule: start 12/2023 and finish 7/31/2024 4. Building "A" alterations shall include but not limited to voluntary seismic upgrades, re-roofing, new heating and ventilation system, modifications of existing fire sprinkler system, fire alarm, intrusion alarm, clock/bell/PA and data/network systems. Building "A" was built in 1922 and it was reconstructed in 1935 to comply with the Field Act. The two-story structure includes administration office spaces, classrooms, 1012-seat auditorium with stage and balcony, and La Clinica health clinic. The Lower Level is 32,971 s.f., the First Floor is 45,365 s.f. and the Mezzanine is 7,000 s.f. Total building area is 78,336 SF Alterations to Building "A" shall include, but not limited to, voluntary seismic upgrades, re-roofing, enlarging existing classrooms, new heating and ventilation system, main office renovation, new entry ramp, ADA parking stalls, modifications of existing fire sprinkler system, fire alarm, intrusion alarm, clock/bell/PA and data/network systems. Scope includes new 3000Amp switchgear equipment to replace existing switchgear and new PG&E transformer pad. Renovation of the Main Building (Building "A") will be completed in two phases by splitting Building "A" in two halves: Half of the students and teachers plus administrative staff will be relocated from the Main Building (in phase 1) to portable interim housing while the other half remains in Building "A". When construction in phase 1 is completed, the second half of the students and teachers will be relocated (phase 2) to portable interim housing while those in phase 1 re-occupies Building "A". The health clinic will remain occupied during both phases. Construction Schedule: start 9/2024 and finish 7/31/2027 (approx. 3 years) The Oakland Unified School District ("District") is requesting proposals from experienced firms, partnerships, corporations, associations, persons or professional organizations ("Consultants") to provide Building Commissioning (Cx) services associated with the modernization of Roosevelt Middle School ("Project").
