Remodeling of a mixed-use development in Wausau, Wisconsin. Conceptual plans call for the remodel of a municipal facility; and pre-engineered storage facility.

The Marathon County Facilities and Capital Management Department is requesting poposals for design services to remodel the existing Sheriffs Cold Storage Building located at 7015 Packer Drive, Wausau into a heated storage facility. The 2nd part of the RFP would be for design services to remodel the exterior of the Sheriffs Training and Resource Center located at 7255 Stewart Avenue, Wausau along with a small additon to the evidence collection area. Scope of Work Phase 1- Schematic Design Phase Services 1. Review the project goals, program, design concepts and requirements for the Marathon County Facilities Department and the Sheriff's Department. 2. Deliverables to Marathon County at the end of this phase will include a final schematic design for the project in the areas defined by the project scope of work, illustrations and drawings, and a construction cost estimate no later than September 25, 2023. Phase 2- Design Development, Construction Documents, Bidding and Construction Administration 1. Design Development Phase - take information from the schematic design phase. and lay out the architectural, mechanical, structural, plumbing, and electric details. Deliverables will include floor plans, sections, elevations with full dimensions and outline specifications. The construction budget will also be refined and delivered at the end of this phase to Marathon County. 2. Construction Documents - Architectural Engineering Drawings including: Specifications and details will be complete for the project to be sent out to qualified contractors for bidding the project. 3. Bidding and Negotiation - Review and evaluate the qualified bids and any alternates with Marathon County and prepare the construction contract for award. 4. Construction Administration and Quality Assurance - Provide Construction administration coordinating with contractor and Marathon County Project Manager The envelope containing the RFP shall bear the name and address of the interested firm and the notation Architectural and Engineering Design Services for Remodeling Marathon County Sheriffs Department Cold Storage and TRC Buildings on the outside of the envelope Marathon County reserves the right to reject in whole or in part any and all RFPs, to waive any informalities, and to accept the RFP determined to be in the best interest of the County. This invitation may be canceled if determined to be in the best interest of the County. Ethics: The General Code of the County of Marathon contains various procurement policies which are applicable to this proposed procurement. These include prohibitions against gratuities and kickbacks. This request is governed by the Marathon County Procurement Code, a copy of which is available at the County Clerks office in the Courthouse. The method of Contractor Selection has not been Determined at this time.
