Inspections of Various HVAC, Boiler, Gas & Related Equipment This contract is for preventative maintenance inspections. The City does not guarantee that the successful contractor will be awarded the work for general unscheduled service calls Preventative maintenance and related services are to be conducted on various City facility HVAC and mechanical systems at the following intervals 1.2.1. Four (4) quarterly maintenance visits, comprising of two major services (prior to heating & cooling seasons) and two minor services. 1.2.2. Four (4) quarterly maintenance visits for exhaust systems in two (2) lift station wells, including documented Cubic Feet Per Minute ("CFM") readings. 1.2.2.1. Lift station wells are confined spaces, and the successful contractor must attain Confined Space Entry training before commencement of the work. The City will provide qualitive air testing, entry monitoring personnel, and rescue services for quarterly inspections. The Contractor must provide personal fall protection harnesses for their staff. 1.2.3. Filter replacement is to occur semi-annually at major services and belt replacement is to occur annually, at a minimum. Belt and filter replacements are to be included in the maintenance service cost. 1.2.4. Two (2) semi-annual inspections of boilers and circulating pumps. 1.2.4.1. Provide chemical treatment in closed loop hydronic systems at four (4) locations - Lewis Centre, Native Sons Hall, Vancouver Island Regional Library, and Comox Valley Arts building. Service to include all sampling, analysis, and supply & installation of all required additives. 1.2.5. Annual start-up (May) and shut-down (September) of mechanical systems at the Veteran's Memorial Outdoor Pool, including circulation pump, boiler, ASHP, solar water heating, filtration, and chemical injection systems. 1.2.5.1. The successful contractor must possess a Pool Operator Certification - Level 1 or obtain the certification before commencement of the work. 1.2.6. One (1) annual inspection of gas furnaces, gas heaters, exhaust fans. The contract shall be for a three (3) year term, starting on October 1, 2023 and expiring on September 30, 2026. The contract may be extended for up to an additional two (2) years based on mutual agreement by both parties, satisfactory pricing and a satisfactory performance review performed by the City.
