The existing Jennie Elementary School (JRES) is located in central Tacoma at 1802 S. 36th St., Tacoma WA 98418. The original building was constructed in 1950 and is a single-story structure with a dayn light basement. The original main floor is approximately 22,000sf and the daylight basement is approximately 14,400sf. In 1987, the school received additions and modernizations, totaling approximately 32,000sf, that added classrooms, office/administration area, library, music room, gymnasium expansion and various other support spaces. Additionally, there are four portable classrooms located between the north and south classroom wings of the building. Intent to Bid Due Date: Nov 17th 2023, 2:00 PM PST The Design and Construction Budget for This Project is Approximately $6,890,000. Final Completion (on or before) October 31, 2026 The preliminary, combined design and construction budget (Owner's MACC) for the project is approximately $6,350,000, with a total project budget of approximately $8,390,000. It is anticipated that the scope of work under this contract may include, but not be limited to: Relocation of the Main Office and Administration areas New secured entry vestibule at the main entrance next to relocated Main Office and Administration area Safety and security system upgrades (cameras, access control, fencing, etc.) Electrical system assessment and upgrades Upgrades and/or replacement of selected HVAC equipment which may include: o Upgrade or replace equipment that is beyond its useful life o Installation of DDC controls system o Replace existing boiler o Replace existing fluid cooler system o HVAC balancing and commissioning Plumbing system assessment and upgrades Roofing system assessment and repair or replacement Condition assessment of existing HVAC system and equipment ADA compliance assessment and access to the Playground from main floor level Painting (interior and exterior) New flooring throughout the building Assess building lighting system and upgrade or replace Window assessment and upgrade or replace Landscaping improvements Increase storage at existing classrooms Questions Due Date: Nov 9th 2023, 2:00 PM PST
