Renovation of a military facility in Fort Belvoir, Virginia. Completed plans call for the renovation of a 19,882-square-foot military facility.

Building 3231 is a multipurpose hangar facility that accommodates open bay maintenance and unit operations. The combined area of the facility is approximately 19,882SF. It is a concrete block-metal structure with metal exterior and roof with a combination of open bay maintenance area flanked by administrative office space. Building 3231 was constructed in 1958 but has been renovated since then. Multiple obsolete systems (particularly heating and electrical) are still present. Furthermore, the end-user has made multiple adjustments to the facility to maintain its utility; these adjustments include workspace partitions and stand-alone air conditioning/heating units. Asbestos was detected in the building (thermal insulation, flooring) in 1994 and evidence of asbestos is still present in the building. 2.2. Scope of Work/Project Description. The objective for this Statement of Work (SOW) is to provide all management, materials, labor, and equipment necessary for the renovation of Hangar Building 3231 located at Fort Belvoir, VA. Contractor shall complete all work according to all applicable codes, laws and guidelines as modified by any federal, state, or local jurisdictional authority, including ADA. A Mold and Asbestos inspection shall be performed to determine if abatement is required. In the event Mold and/or Asbestos is discovered, Contractor shall notify the Contracting Officer (KO) for direction. Contractor shall be responsible for all cutting, coring, rough patching, and finish patching required during the project. This effort includes but not limited to all necessary environmental, structural, architectural, mechanical, plumbing, fire protection/life safety, electrical and total commissioning efforts as described. The Contractor’s efforts shall comply with specifications and requirements referenced herein. The project requirements and technical criteria cited within this SOW establishes the minimum standards for construction quality. The general intent of this project is to replace/upgrade the Communications, Electrical and Lighting systems, HVAC and Fire Suppression systems. Supporting Architectural and Structural efforts will also be required as stated within this SOW.
