Remodeling and renovation of a municipal facility in Seattle, Washington. Completed plans call for the remodel of a municipal facility; and for the renovation of a 81,238-square-foot municipal facility.
This Project is a Covered Project subject to the City of Seattle's Community Workforce Agreement (CWA) and Priority Hire SMC 20.37. With the support of the mayor and City Council, the City of Seattle administers programs that support racial and economic equity through contracting. Priority Hire is one of these programs. Priority Hire provides people living in economically distressed communities, women, and people of color access to work on the city's construction projects. It gives contractors access to these skilled workers. The Project includes tenant improvements to the existing Seattle City Light offices on floors 30, 34, 35, and 36, in the Seattle Municipal Tower. The work includes approximately 81,238 SF of space and will be completed in two scheduled groupings of floors. The interior tenant improvement includes demolition of some existing partitions, doors, finishes, ceilings, mechanical, electrical, plumbing, fire suppression system elements, and includes new partitions, doors, hardware, glazing, flooring, casework, finishes, lighting controls, ceiling revisions and new portions of ceilings, fixtures, mechanical, electrical, plumbing, fire suppression, fire alarm work as well as coordination with owner vendor for security, data, and furniture systems. Work also includes relocation of some existing mechanical system elements. A portion of floor 35 will have existing heavy fire storage files that will remain and will be required to be protected and moved as required to complete work. a. Schedule 1 Group will consist of floors 35 and 36. The Work for Schedule 1 will begin on this schedule group at NTP. The Work for Schedule 1 must be completed within 150 calendar days of Notice to Proceed, no additional time will be approved during this stage. These schedule 1 floors completion times are critical due to termination of an off-site lease. The anticipated NTP date is November 13, 2023. b. Schedule 2 Group will consist of floors 30 and 34 and can begin when Substantial Completion of Schedule 1 has been achieved, but no earlier than March 15, 2024, or at a date approved by the Owner and will be substantially completed within 130 workdays of that date schedule 2 start date. c. If Schedule 1 work is completed early, the remaining calendar days may carry forward to Schedule 2 but shall not exceed the total 280 calendar day allowance. Additive Alternate #1: Sound Masking System 1) Provide sound masking for open office areas on all floors with conventional celling plenum-mounted masking speakers an equipment rack to house amplifiers, digital signal processor, controls, and other components. 2) See specification Section 27 41 00 and Section 27 41 17 for additional information. Substitutive Alternate #2: Toilet Compartment Replacement Base Bid includes: 1) Paint existing metal toilet compartment metal panel. See 10 21 13 for factory painted metal toilet compartments at locations with new toilet compartments. Substitutive Alternate Bid No. 2 includes: 1) Replace existing toilet compartments with new stainless steel toilet compartments. See Section 10 21 13 for stainless steel toilet compartments. See 05 50 00 for supports of ceiling hung toilet compartments. 2) Field verify existing structure support or provide field engineered support as required to attach to existing structure. A/E ESTIMATE: Base Bid: $8,213,561; Additive Alternate #1: $560,183; Substitutive Alternate #2: $39,607 The Project includes tenant improvements to the existing Seattle City Light offices on floors 30, 34, 35, and 36, in the Seattle Municipal Tower.
