Educational Service District 112 (ESD 112), Vancouver, WA shall receive bids for roof replacement, plumbing and fire sprinkler services for our 2400 Phase II Renovation. This is a tenant improvement project to remodel a portion of a warehouse area into a Mental health facility. This is phase 2 project in connection to an adjacent office project from ESD112. Work to include: o Please bid per the A&E plans and specifications. o This is a 50% reroofing project - only half of the existing building's roof will be completed at this time. o New roofing will be TPO on top of new rigid insulation. o Quote as a complete "tear-off" and replace any rotten plywood decking. o Note: Additional new roof joists underneath (by others) have been added to create 12" centers, so figure on nailing off the plywood decking to these new joists. o Include all necessary framing & materials per the plans for the new parapet extensions and caps. o Include dumpster(s) and hauling off of all roofing tear-off debris. o Include provisions for your own onsite Conex for storage of materials, tools, and equipment during the entire phase of your work. There is no space for staging of unsecured materials and equipment. o Include any necessary cranes and/or lifts as needed. o Permits have already been pulled and approved by the Owner. o Existing mansard bump-outs to remain (NIC). Include watertight transitions per the plans with existing mansard bump-outs and the new parapet extension walls.
