This RFP is to provide IOR services required for the Agriculture Department Upgrades Project and HVAC Improvements Project at the Fallbrook High School campus beginning November 1, 2023. The District anticipates that one (1) DSA Class 1 IOR will be added to our team as the result of this procurement. This is a quick turnaround procurement, therefore no time alloted for clarification questions. This scope of work includes the removal of three existing relocatable classroom buildings, demolition of associated site areas designated for new improvements, new construction of a single-story 30' x 40' classroom building, a new greenhouse, a new accessible 12' x 40' relocatable restroom building, and site improvements to include grading, new underground utilities, and new concrete flatwork / walkways, and other associated improvements per bidding documents. Construction of the Agriculture Department Upgrades Project is scheduled to begin November 14, 2023, with final closeout by August 31, 2024. The working hours would be from 7am-4pm. ESTIMATED CONSTRUCTION COST The anticipated construction cost for both projects is: $4.3 million to $5 million. Provide a highly qualified Class 1 IOR to provide all inspection services as outlined in the attached contract agreement (Appendix A) for the complete construction and fit-out of the Projects. This scope of work primarily includes but is not limited to but is not limited to selective asbestos abatement, demolition, and re-construction necessary for the Modernization of the HVAC Systems, roofing systems, and interior upgrades at the Cafeteria Building, Performing Arts Building, and Media Center Building as required per bidding documents. Construction of the HVAC Improvements Project is scheduled to begin June 1, 2024, with final closeout by December 31, 2024. The working hours would be from 7am-4pm. It is the intent of the District to hire a total of one (1) Class 1 IOR. The full time (8hrs a day) IOR will cover the work at Fallbrook High School and report daily to the District Program Manager and Construction Manager.
