Renovation of a mixed-use development in Aurora, Colorado. Completed plans call for the renovation of a educational facility; and water / sewer project.
As of October 23, 2024, this project has been completed. The project is a roof replacement for the Classroom Building on the Centretech Campus of the Community College of Aurora. The building is a three-story, 55,237 GSF originally built in 1991. The roof is original to the building and consists of a concrete deck, 3 inches of polyiso insulation, varying thickness of Styrofoam, and EPDM membrane with rock ballast. Design: The scope of work for this project is for the A/E to design a solar-ready replacement roof. Ensuring building structural system has the integrity to support a future solar installation. Construction: The project consists of a roofing material removal and replacement including, but not limited to: o Removal/replacement of taper system and potentially insulation down to decking, if needed o Evaluation of stormwater drains and pipes o Roof penetrations for solar ready system, if needed The Community College of Aurora will be delivering the project utilizing the Design, Bid, Build method. The total project budget is $830,159.00. The Fixed Limit of Construction (FLOC) is established at $674,330.00. Date Email Questions Due October 23rd, 2023 The scope of work for this project is for the A/E to design a solar-ready replacement roof. Ensuring building structural system has the integrity to support a future solar installation. At minimum, the A/E shall provide all customary design services as well as the following. 1. Design a. Be collaborative and transparent throughout the design process, incorporating Owner feedback. b. Conduct thorough review of existing drawings and conduct on site verifications of existing conditions. c. Produce and manage a design schedule per the project requirements. d. Lead periodic design review meetings with the Owner. e. Provide milestone drawing sets at appropriate intervals and lead review meetings with Owner. f. Assist in preparation of bid documents, in addition to drawings, as well as provide feedback in the review of contractor proposals. 2. Permitting a. Prepare and submit permit application - this project will be permitted through the State. b. Respond to AHJ comments in permitting phase. 3. Construction Administration a. Attend weekly OAC's throughout the course of construction. b. Conduct weekly site walks and provide observation reports. 4. Closeout a. Conduct punch list walk and prepare punch list. b. Verify completion of all punch list items. c. Attend manufacturer's warranty inspection. d. Assist in preparation of closeout documents - as required by Owner.
