Renovation of an educational facility in Minneapolis, Minnesota. Conceptual plans call for the renovation of a educational facility.
1.1 Background The Board of Regents of the University of Minnesota (the "University") is requesting Proposals to provide professional design services for roof replacements located throughout the Twin Cities campus (the "Project"). 1.2 Project Description (the "Work") Provide design and construction estimating services for three (3) roof replacement projects. Each building must have a separate plan set and cost estimate. The design and estimates must consider complex mechanical systems to support the labs in Jackson Hall and Hasslemo Hall. The design and estimates should consider the limited access around all three buildings and strategize for execution of the construction work. Replacement roof should be of same material, although alternates may be considered based on similar aesthetics and University Standards. Building Specific Notes: 1. Jackson Hall, 321 Church Street SE, Minneapolis, MN 55455. Copper Roof. Issues include: a. Flashing or seal issues around vent stacks (5 locations) b. Moisture coming from east - water/ice damming on gutterline c. Moisture issues in North Elevator shafts. In 2019, AET provided a report on leaks and roof issues which has not been resolved. This report is provided with this RFP. 2. Hasslemo Hall, 312 Church Street SE, Minneapolis, MN 55455. Steel roof. Leaks in the building include windows on 7th floor, where parapet ends and roof starts, and building expansion joints. No investigation has been completed at skylights, but leaks expected. In 2017, Pie Consulting provided a report on leaks and roof issues which has not been resolved. This report is provided in this RFP documentation. 3. McNeal Hall, 1985 Buford Ave, St. Paul, MN 55108. The asphalt built up roof (middle section of the building) has mostly flat roofs that are in need of replacement. The clay tile roofs (North and South ends of building) are not included in the design and estimating scope. There are also several concrete patio areas on the West side of the building that should be designed to receive built up roof as they are no longer functional occupied spaces. The scope from a previous project (McNeal Patio Final Plans and Final Specifications) to deal with leaks into conference room 22 should also be included in this project. There are several roof sections with wet insulation that will continue to be an ongoing issue without costly replacements of partial roof sections. Design services for roof replacements located throughout the twin cities campus. Refer to the request for proposal documents (found in the attachments tab) for full project details/requirements. Respondents are prohibited from contacting the identified department about this rfp while in process. Deadline for RFP Questions October 23, 2023 at Noon Before submitting questions about the rfp via the questions tab, read and review the rfx instructions, requirements, and rights reserved by the university document and all attributes in the attributes tab. These provide valuable information and address frequently asked questions. Remember to submit your response, including attachments, early to allow time to correct errors. The submission deadline is a hard close. The system will reject responses with errors and will not allow late submissions.
