Renovation of a mixed-use development in Berlin, New Jersey. Completed plans call for the renovation of a educational facility.
a) Site Work - The Project work includes new asphalt paving at parking lots and rear hardscape areas as well as limited concrete sidewalk replacement along the front of the building. New site lighting will also be provided in the parking lot areas. Work also includes limited chain link fencing for a new generator enclosure as shown on the Contract Documents. b) Exterior Construction Work - The Project work includes window replacement at all flat roof areas of the building (excludes pitched shingle roof areas) with new aluminum frame window assemblies. Work also includes masonry exterior wall infill at removed windows and louver openings as shown on the Contract Documents. c) Existing Roof Modification Work - The existing low slope roof systems in the building, except at the Cafeteria, are currently under warranty held by the Garland Company. The work in this contract includes existing roof assembly modifications at new HVAC equipment and new roof infill at removed equipment as well as miscellaneous patching/repair as indicated on the drawings. Provide temporary protection on any roof surface subject to foot traffic and/or staging of material and equipment. During the performance of the work, provide temporary weather protection at existing roof areas disturbed by new work as needed to prevent water intrusion into the building and/or roof assembly. Provide inspection services by the roof manufacturer for all areas where existing roof membrane assemblies are disturbed throughout the implementation of the work. Upon completion of the work, provide a final inspection report from the roof manufacturer certifying that all new work complies with the specified warranty requirements as well as certification that the existing roof warranty remains in full effect. d) Asbestos Abatement Work - The Project work includes abatement of asbestos containing materials including removal of VCT/VAT flooring as indicated in the Abatement Specification and as shown on the drawings. e) General Construction Renovation Work - The Project work includes replacement of existing Corridor Doors and Frames, Corridor and Classroom Ceilings, and Classroom VCT flooring with new systems as indicated on the Contract Documents. Project work also includes full renovations at Classrooms 10 and 24. The work also includes new wood flooring, motorized bleachers and wall pads in the Main Gymnasium. Additional work includes full renovations to the student and staff toilet rooms as well as removal and reinstallation of existing ceilings, new GWB soffits and new Steel Framing throughout the building as needed for installation of the HVAC scope of work. Refer to the contract documents for specific scope of work requirements. f) Mechanical/Plumbing Construction Renovation Work - The Project work includes replacement of existing HVAC systems with new systems throughout the building as indicated on the Contract Documents, including new chiller and boiler systems, unit ventilators, fan coil units, blower coil units, packaged rooftop units, ductless split systems, cabinet unit heaters, radiation assemblies, exhaust fans, domestic water heaters, ductwork, piping and related equipment. Work also includes a new DDC Building Control management system with integration of all existing and new HVAC equipment. Additionally, Mechanical contract scope includes coordination with the Owner's testing agent for systems Testing and Balancing as well as equipment Commissioning. g) Electrical Construction Renovation Work - The Project work includes new LED Lighting throughout the building. The work also includes new Electrical Panels, Feeders, Circuits and Connections for new HVAC systems as well as a new Natural Gas Powered Emergency Generator as indicated on the Contract Documents. a. All Contract Work associated with the Chiller plant, hot and chilled water piping loops and associated unit ventilator replacement throughout the building must be Substantially Complete on or before August 23, 2024. b. All Contract Work associated with the Boiler Replacement must be Substantially Complete on or before August 23, 2024. c. All remaining Contract Work must be Substantially Complete on or before August 22, 2025 Bids must be accompanied by a certified check, bank cashier's check, treasurer's check or Bid Bond in the form provided in the Contract Documents, with corporate surety satisfactory to the Owner, in an amount of 10% of the Base Bid, but in no case in excess of $20,000.00, pursuant to N.J.S.A. 18A:18A-24, naming as payee or obligee, as applicable, Berlin Borough School District Board of Education, to be retained and applied by the undersigned as provided in the Contract Documents in case the successful Bidder defaults in executing the Agreement or furnishing the bonds and insurance certificates as required by the Contract Documents The Bidders shall submit, in accordance with N.J.S.A. 18A: 18A-18(b)(2), one Lump Sum Bid for all the work and materials. Bidders must be pre-qualified by the New Jersey Department of Treasury, Division of Property Management and Construction (DPMC) with at least the DPMC classification associated with the work they intend to directly perform or, if Bidder will not directly perform any work, with DPMC classification C006, C008, or C009. Bidders' Prime Subcontractors, defined as those listed in N.J.S.A. 18A: 18A-18, must be pre-qualified by DPMC with the DPMC classification associated with the work they intend to directly perform or subcontract.
