Renovation of a mixed-use development in Charleston, South Carolina. Completed plans call for the renovation of a educational facility.
The Scope of Work includes but is not limited to Replace temporary walls with permanent walls in rooms in select rooms. Create a permanent wall to create two functional spaces. Ceiling and floor repair shall be included in the plans and specifications. Provide HVAC dedicated to each room to be controlled by temperature within the room. Project Location: 1002 King Street, Charleston SC 29403 Question Deadline 11/02/2023 at 12:00 PM ET . Scope of work includes but is not limited to: The Project: Replace temporary walls with permanent walls in rooms 129A/B, 134A/B, 224 A/B and 226A/B. Create a permanent wall in room 229 to create two functional spaces. New walls shall extend above the ceiling to the deck above. Ceiling and floor repair shall be included in the plans and specifications. B. Improve occupant comfort for each renovated room by providing HVAC dedicated to each room to be controlled by temperature within the room. Determine whether the existing sprinkler system will suffice and if not provide design for new sprinkler system. C. Contractor shall maintain the construction entrances. This shall include (but not necessarily be limited to) grading, filling of ruts and potholes, and maintaining proper drainage. Maintenance of entry gates shall also be the contractor's responsibility. Adjacent public streets, sidewalks, curbs, and parking lots shall be swept, scraped, washed and kept clean daily (more often as necessary) throughout all operations. D. Contractor to schedule his work in accordance with all noise ordinances per the authority having jurisdiction. E. The Fire Alarm shall contract directly with the Owner. (Raceways and conduits by GC.) F. Contractor shall provide a letter accepting all project conditions prior to commencing work. G. Contractor shall install all temporary security fencing and covered entrances as required by OSF on the site safety plan shown in the contract drawings. Contractor may use existing school fencing that is in place to achieve this purpose. Contractor is responsible for the any damages to existing fencing. H. Contractor is responsible for grounds maintenance along the perimeter fence if applicable. I. Contractor shall provide a project specific safety plan prior to mobilization. J. Contractor shall install Owner provided materials: a. if applicable K. Flooring shall be contracted directly with the Owner. Subfloor repair and preparation by GC. L. Security/enclosure fencing and gates shall be contracted directly with the Owner. Raceways and conduits by GC. M. The Commissioning Agent shall contract directly with the Owner
