Renovation of a multi-residential development in Crossett, Arkansas. Completed plans call for the renovation of a multi-residential development.
For removal and replacement of existing roofing materials the work includes furnishing all labor, materials and equipment necessary to remove existing shingles or metal roofing which includes overlayment, felt underlayment, roofing nails, all lead flashings, including T.V. antenna flashings, aluminum drip edge, replacing all rotted and deteriorated wood as required by the PHA and replacing with similar new wood as specified below (see Bid Schedule for bid item); renail all plywood sheathing; install new felt underlayment, new flashings, including T.V. antenna flashings, install new aluminum drip edge and new fiberglass shingles, replace gas vent pipe flashing. Contractor must install new ridge vents on hip roofs. The intent of this contract is to repair storm damaged roofs on 22 Buildings on scattered sites. The insurance company's estimate of the work required is provided in the Scope of Loss Section. This list is provided as a tool for estimation only. All quantities and conditions (i.e. extent of damage) will need to be verified by the Contractor. Contractor shall purchase and secure all permits, licenses, fees and give all notices necessary and incidental to the prosecution of the work. The amount of time the Contractor will be allowed to work at the work area will be limited to 120 calendar days. As actual damages for any delay in completion of the work which the Contractor is required to perform under this Contract are impossible to determine, the Contractor and his Sureties shall be liable for and shall pay the Local Authority as liquidated damaged the fixed and agreed sum of One Hundred Dollars ($100.00) per day for each calendar day of delay from the date stipulated for completion or as modified in accordance with Section 9, Changes in the Work, under General Condition, until such work is satisfactorily completed and accepted. Units will be occupied while work of this contract is being performed. Contractor shall not strip more roofing than can be replaced within the day. Coordinate scheduling with the Owner. Contractor shall deposit all construction debris in an appropriate container and remove from site. After completion of the work, contractor to 'walk' around the area, picking up all loose debris, nails, etc and remove from site. The gas vent connections have been inspected by the Engineer for vertical plumb alignment and proper connection to gas furnace and gas water heater in the attic space. The Engineer will inspect the items mentioned above after shingle replacement. If the vent pipes have been knocked out of alignment and disconnected from gas units, the Contractor will be responsible for realignment and connection.
