Demolition, site work and addition to a municipal facility in Bowling Green, Ohio. Completed plans call for the addition of a municipal facility; for the demolition of a municipal facility; and for site work for a municipal facility.
As of December 6, 2024, a design/build firm was awarded. Construction began May 6, 2024 and is anticipated to end April 25, 2025. *The closed solicitation has been included below for reference: Bowling Green State University ("the Owner") requests interested firms to submit qualifications for full comprehensive Design-Build (DB) services for a renovation to add additional residence rooms within the lower level of Kohl Hall. Kohl Hall is a 68,000 sq.ft., four story residence hall, built in 1938 with a substantial addition in 1962, it sits on south edge of campus at the intersection of West Wooster Street and South College Drive. The project consists of expanding the residence rooms to the original building's lower level, adding approximately 40 beds, pod style restrooms, and community space. The project will also be responsible for demolition of existing office space and the relocation of select buildingwide services, such as a residence use kitchenette, to the lower level addition. Additional related scope within Kohl Hall may be added to this contract as required by BGSU. The project will run concurrent to the BGSU McDonald and Kohl Hall Air Conditioning project, also a Design-Build project lead by BGSU Project Manager Bob Boucher and Gilbane Building Company. Both projects will begin work within Kohl Hall starting Summer 2024 and complete no later than May 2025. The Program of Requirements ("POR") will be developed as a part of this project from the BGSU University Design Standards as provided by BGSU Campus Construction acting as the Criteria Architect/Engineer ("Criteria A/E"). All aspects of the project and related issues will be implemented and operated consistent with the Contracting Authority and/or Owner's policies and procedures. The selected Design-Builder ("DB"), as a portion of its required Scope of Services and prior to submitting its proposal, will discuss and clarify with the Contracting Authority and/or Owner, the breakdown of the Agreement detailed cost components, to address the Owner's project requirements and refine the project schedule. Participate in the Encouraging Diversity, Growth & Equity (EDGE) Program as required by statute and the Agreement. Total Project Cost $3,000,000 Construction Cost $2,400,000 DB Preconstruction Services Start 01 / 24 Construction Stage Notice to Proceed 05 / 24 Substantial Completion of all Work 04 / 25 DB Services Completed 07 / 25 Percent of the DB's total compensation excluding DB's Contingency* 5.0% *Preconstruction Stage Compensation plus Contract Sum minus DB's Contingency Questions will be answered and posted to the Opportunities page on the OFCC website at electronically . The Contracting Authority reserves the right to reject all proposals and cancel at any time for any reason this solicitation, any portion of this solicitation or any phase of the Project. The Contracting Authority shall have no liability to any proposer arising out of such cancellation or rejection. The Contracting Authority reserves the right to waive minor variations in the selection process.
