Completed plans call for the construction of a 2,484-square-foot, three-story above grade, six-unit multi-residential development; for site work for a multi-residential development; and 2,484-square-foot, three-story above grade, six-unit multi-residential development.

Defence Construction Canada (DCC) invites general contractors to express their interest in providing all labour, materials, and equipment necessary to build 2 apartment buildings of 6 units each (12 units in total) at 3CDSB Edmonton, AB. These will be built according to Net Zero Carbon Ready requirements. There will be an option to add up to 4 additional 6-unit apartment buildings as a planned change order. This Request for Expression of Interest (RFEOI) is the first step of a two-step solicitation process, the second step being the Tender Phase. Only the general contractors who will have responded to this RFEOI will be invited to submit a bid during the Tender Phase. Work under this project comprises of the following, but not limited to, construction disciplines of Civil, Architectural, Structural, Electrical, and Mechanical to build two 6-unit apartment buildings at 3CDSB Edmonton, AB. Each apartment building is 3 storeys and consists of 2-bedroom units. The apartment buildings are to be Net Zero Carbon Ready. The building area footprint of each apartment building is 230m2. In addition to the construction of the buildings, associated parking lot work will be required as part of the contract. The Rough Order Magnitude estimate for this Contract is $6.4 Million (Current Year $) for the first 2 apartments with an option to add two additional sets of two apartment buildings in future years, each similar in scope and value. The total Rough Order Magnitude estimate, including all potential planned change orders, is $19.2 Million (Current Year $). This amount includes all construction costs, on-site work (including all required services, parking, and landscaping), site utilities, necessary redundant mechanical systems, communication conduits and wiring, backup power equipment, built-in equipment, built-in furniture, and inflation to achieve substantial completion. This amount excludes GST, design costs, travel and disbursements, consultant fees and expenses, movable equipment and furniture, IT equipment and contingencies.
