Renovation of a detention facility in Roanoke, Virginia. Working plans call for the renovation of a detention facility.
As of January 12,2024, no bids received. Replace existing HVAC equipment and replacement of existing roofing with new single-ply TPO membrane roof and associated work. Bids shall be prepared on a single-prime, lump sum basis. Questions should be submitted in writing to build@spectrumpc.com on the Pre-Bid Question form included in the Specification. HVAC Replacement: a. HVAC replacement shall occur prior to re-roofing: b. Building is served by five rooftop HVAC units as follows: Unit 1: Administrative Area, Housing Unit A, Housing Unit B Unit 2: Housing Unit C, Housing Unit D Unit 3: Housing Unit E, Housing Unit F Unit 4: Gymnasium Unit 5: Kitchen, Laundry c. HVAC Replacement work shall be phased. Sequence to be determined by the Contractor based on the following. 1) Unit 1, Unit 2, and Unit 3 work must be performed in separate phases. A minimum of four Housing Units must be fully conditioned and operational at all times. 2) Unit 4 work can be combined with any other phase. 3) Unit 5 work can be combined with any other phase however the Kitchen and Laundry can be without HVAC a maximum of 15 days. d. Coordinate sequence of areas with Owner. The building will be occupied by residents and must remain conditioned in occupied living areas. e. Allow a minimum of seven days between phases for Owner to transition residents between Housing Units. f. Provide temporary roof repair at new roof top curbs to maintain weathertight condition until roof replacement occurs. 2. Roof Replacement can occur after HVAC replacement or simultaneously. a. Provide schedule for roofing such that Owner can coordinate resident activities in affected areas.
