Renovation of a residential development in Rock Island, Illinois. Completed plans call for the renovation of a residential development.

The City of Rock Island is requesting bids from contractors for a rehabilitation project at a house located at 24 1/2 Street. This owner-occupied property will be undergoing rehabilitation using Housing and Urban Development (HUD) funds to ameliorate deteriorating and deteriorated conditions. All work shall be subject to HUD 35.930 and Environmental Protection Agency (EPA) regulations A bid tabulation shall be posted online afterward. All questions shall be directed to the Construction Officer at 309-732-2906. The bidder shall submit a project plan using the design standards below that is in compliance with all applicable HUD, EPA, and State of Illinois regulations as well as all local building and zoning codes. The plan must include a clear project timeline and budget with line item costs. The contractor shall act as the general contractor for the project using subcontractors as required. Subcontractors that will be required should be clearly identified in the project plan. This project will require a licensed electrician as well as a licensed contractor. Remove and replace the front door and the side entry door. Using adjustable thresholds, pre-hung steal or fiberglass door similar to what was existing. Insulation between the frame and the jamb on the inside before the casing goes back on. Both doors must have lockset and deadbolt all keyed the same. Install screen doors at both locations. Install weather proof light box recessed in a new siding over apply light blocks at the side door location. Install GFCI in the wet areas (bath rooms, kitchen, basement, and exterior). Needing two exterior GFCI receptacles added one at the side door and second at the front door. Power can be pulled from the basement being it is unfinished and full accessible. Use an over siding block weather block with a weather proof cover and box. Would preferred to have the electrical box cut into the side if possible keeping the over all width as close as possible to the surface of the wall. Install battery powered co2 smoker combos throughout the house. Electrical and Building permit required before work begins. Alternative specifications shall be considered only if they are clearly justified, cost effective, and meet all project objectives. The contractor shall have 30 days to complete the work from the date of contract signing. Change work orders over the course of the project are strongly discouraged.
