Site work, new construction and renovation of a mixed-use development in Kansas City, Missouri. Conceptual plans call for the renovation of a 75-unit multi-residential development; for the construction of a 7,000-square-foot retail development; theater / auditorium; for site work for a multi-residential development; retail development; and theater / auditorium.

The Land Clearance for Redevelopment Authority of Kansas City, Missouri (LCRA) is seeking qualified real estate developers to undertake the historic rehabilitation of the former Ladd Elementary School building and the construction of one or more new mixed-use buildings located 3640 Benton Boulevard for adaptive reuse and conversion to a mixed-use development to include (a) a total of approximately 75 apartment units, including approximately 27 units on the upper two floors of the school building and approximately 48 units in newly constructed three-story buildings with studio, one bedroom, and two bedroom options), (b) planned commercial space on the first floor of the school building, (c) planned event/meeting space in the gym and the auditorium of the school building, (d) an approximately 5,000 to 7,000 square foot newly constructed commercial building, (e) parking improvements, (f) outdoor community space, and (g) related improvements within the area generally bounded by 36th Street on the north, Benton Boulevard on the east, 37th Street on the south, and Bellefontaine Avenue on the west. Achieving the goals of the required development will involve the following elements: Acquisition and redevelopment of the subject property to construct the Project. Compliance with the terms and provisions of the Oak Park Urban Renewal Plan, the LCRA Workable Program, and LCRA policies and procedures. Acquisition of land parcels and structures that may involve relocation of residents and/or business tenants, if applicable, must comply with the LCRA's Standardized Relocation Policy, if applicable. The subject property is located within the area generally bounded by36th Street on the north, Benton Boulevard on the east, 37th Street on the south, and Bellefontaine Avenue on the west.
