Renovation of a residential development in Merritt, British Columbia. Completed plans call for the renovation of a residential development.
This ITT is an invitation to submit quotations for the provision of a Prime Contractor to remove and replace existing exterior Windows and Doors including associated works on the building envelope. Remove and replace all existing waterproofing, railings and dividers at Patios and Balconies. Targeted crack repairs on the existing Patios Concrete slab as well as on the Vinyl Sidings. As Trade Winds Terrace caters and serves an elderly facility as well as to ensure that the facility and the tenants have an energy efficient and high performance doors and windows and sustainable patios and balconies are of the utmost importance, hence the need of replacement and repair of existing drafty doors and windows, railings, dividers, patio slabs and envelope damages as per the attached specifications will be included in the project. The summary of base scope of work includes but not limited to the following and as further set out at Appendices as follows; 1. Vinyl Cladding – targeted cladding repairs around windows and doors 2. Replace all windows with new vinyl windows 3. Replace all sliding patio and balcony doors with new vinyl doors 4. Remove and replace all storefront and entrance doors with new aluminum doors 5. Remove and replace all vinyl balcony membrane with new, including improved saddle detailing and perimeter detailing. Include for the installation of a breakout panel to facilitate future membrane removal without impacting the siding. 6. Remove and replace patio and balcony railings with new side mounted design and including for new blocking withing the balcony structure to accommodate. 7. Remove and replace all patio and balcony privacy dividers with a new material product
