The proposed 2023 UMP Amendment (UMPA) would allow for the expansion of the Discovery Lodge at Belleayre to up to 67,000 square foot. The purpose and need for the expansion of the Discovery Lodge is to safely accommodate recent increases in recreational needs and demand at Belleayre. The project is located at the Belleayre Mountain Ski Center at 181 Galli Curci Road in Highmount, Town of Shandaken, New York. Comments on the Draft UMP will be accepted until March 21, 2024. The existing equipment rental fabric structure shall be disassembled and the fabric all system shall be disposed of the concrete slab and foundation system shall be selectively demolished and the structural steel superstructure shall be salvaged. Work shall include all labor, tools, equipment, materials, temporary facilities and profit & overhead to complete hazardous materials abatement, renovations to the existing kitchen and servery, stair and ramp additions, door and window replacement, the addition of toilet rooms and fixtures, HVAC, plumbing, electrical, fire protection, communications pathway and food service work. Work also includes site and civil work, regrading, retaining walls, pavements, landscaping, stormwater management, other site improvements, and changes to the building envelope. The scope of work to the Overlook Lodge (OL), the existing two-story building, includes rehabilitation to portions of the entire existing building, both interior and exterior. Included, but not limited to all labor, tools, equipment, materials, temporary facilities and profit & overhead to complete hazardous materials abatement, removal and installation of kitchen equipment, serving counters, lockers with fixed seating, doors and windows, two-stop elevator, toilet rooms and fixtures, removal of mezzanine level, stone masonry restoration, log timber truss repair, dimensional structural wood framing repair, HVAC, plumbing, electrical and fire protection work. Also included are an entry canopy addition, roof dormers, re-roofing, exterior siding replacement, upgrading insulation, and improved lighting. Sitework includes regrading, paving, stormwater conveyance, stone patio, flag poles, and upgrades to site sanitary facilities.
