Renovation of an educational facility in Falcon Heights, Minnesota. Completed plans call for the renovation of a 92,500-square-foot, four-story above grade educational facility.
Design-Build Services for installation of a fully functional fire alarm system at the Veterinary Science building, located on the St. Paul campus. Refer to the Request for Proposal documents (found in the Attachments tab) for full project details/requirements. Respondents are prohibited from contacting the identified department about this RFP while in process. Before submitting questions about the rfp via the questions tab, read and review the rfx instructions, requirements, and rights reserved by the university document and all attributes in the attributes tab. These provide valuable information and address frequently asked questions. Remember to submit your response, including attachments, early to allow time to correct errors. The submission deadline is a hard close. The system will reject responses with errors and will not allow late submissions. The Veterinary Science building was constructed in 1952 and is a long, rectangular-shaped, four-story facility with a mechanical penthouse and a basement. The gross square footage is approximately 92,500. The building houses labs, classrooms, and offices. There is a limited non-addressable fire alarm system that utilizes a limited number of fire alarm devices that tie back directly to the elevator for recall. The building lacks any fire suppression systems and currently utilizes manual chemical type fire extinguishers for fire suppression. The building is connected via raised walkway to the Veterinary Teaching building on the third floor. The building is heated by steam from the central plan. The heating hot water is distributed through the building to hot water coils and radiant heaters. The building is also equipped with gas-fed package units located on the roof that serve as the building's heat source. The cooling system consists of a chilled water loop that is supplied by the central plant and distributed to the cooling coils in the central station air handling units. The air distribution system consists of central station air handling units and fan coil units located throughout the building. The air distribution network consists of metal ductwork with variable air volume boxes and reheat coils. Ventilation is provided by utility set fans and centrifugal rooftop exhaust fans. The utility set fans serve as the general building exhaust and the fume hood exhaust system. The centrifugal exhaust fans serve as building general exhaust. The HVAC controls are a pneumatic and direct digital system. Air for the pneumatic system is fed from the central plant. The building is equipped with one cable freight elevator. The 4,000 pound capacity elevator has a travel of five floors and an electromagnetic controls application. Proposals for Design-Build Teams must include architectural, engineering, and construction services. Due to the scope and schedule, we will combine the SD/DD phase of design. Proposals shall include pre-construction services to estimate costs following the combined SD/DD phase. Construction services shall include construction, management, and administration of the work. The new fire alarm system shall be a point addressable, multizone, supervised fire alarm panel with battery back-up and an annunciator. It should include manual pull stations, audible/visual and visual devices, and smoke duct, smoke, and heat detectors. Strobe-type visual alarm annunciators are recommended for all laboratories and restrooms. All devices should be installed in accordance with current NFPA requirements. The selected design-build team should evaluate early in the design process the costs of bringing in a suppression system which would be partially offset by less fire alarm devices needed throughout the building. This can be a high-level assessment. It is assumed that the building will be occupied during both the design and construction phases.
