Renovation of a residential development in Milwaukee, Wisconsin. Completed plans call for the renovation of a residential development.
Remodeling and Repairs -3600 S 61st St Financing for work under this contract is provided through the City of Milwaukee, Neighborhood Improvement Development Corporation (NIDC) who, through its loan agreement with the Owner, reserves certain rights and privileges as Lender, which include but are not limited to: development of the scope of work, assistance with the bid process, preparation of the Contract, approval of change orders and payments, and other aspects associated with contract execution and implementation.. Roof- Tear off existing shingles and replace with 30 year minimum warrantable architectural/dimensional shingles. Repair decking where possible. Install synthetic underlayment which matches new shingle warranty requirements. Install metal drip and edge flashing. Install new flashings at all necessary areas (valleys, vent, chimney etc). Remove and dispose of all prior roofing/shingle debris and protect gutters during demo and replacement. Window Wells/Grading- Install new window well cover at basement window that faces concrete replacement noted in item #9. Regrade around entire perimeter of foundation with top soil at a minimum depth of 6" and sloping away from the foundation. Concrete- Replace 2 concrete pads abutting foundation and garage service door. Prepare the surface, form, pour concrete and backfill behind forms. Slope to divert water away from house. Caulk using exterior-rated/waterproof caulking at junction of foundation and new concrete. The Owner reserves the right to reject any and all bids and to waive informalities.
