Site work and remodeling of a residential development in Beaumont, Texas. Working plans call for the remodel of a residential development; and for site work for a residential development.

This was not awarded due to cost of home is less than remodeling cost. The CO will respond to all such inquiries in writing by addendum to all prospective bidders Each firm that submits a bid is responsible to carefully review and comply with the following and/or the attached Terms, Conditions and Instructions, and by submitting a bid agrees to do so. Exterior Haul off all trash, including the trampoline. Remove old wooden fence and gate from old hurricane fence. Leave perimeter hurricane fence. Repair previous AC hole on side of house. Repair damaged vinyl siding (including trim around side door) Replace support on rear porch. Install new exterior light fixtures (BHA furnished). Install new screens. Pressure wash house. Manicure lawn. Trim trees (raise up to 10 ft from ground). Interior All hardware, fixtures, etc., must be brushed nickel finish. It consists of furnishing all labor, materials, equipment, and services necessary and incidental to the completion of the work described therein in accordance with the terms, conditions, and specifications All exterior and interior walls and ceilings must be insulated (verified by BHA). Remove all damaged sheetrock. Install sheetrock, tape, float, and texture (medium orange peel, primed). New entry doors (3) must open/close, latch, seal, (no visible daylight) and lock properly. Install new interior doors, trim (solid or jointed wood) and hardware, and doorstop, must latch. Install new baseboards on all walls (solid or jointed wood, no MDF, PVC, etc.). Install new water heater and HVAC closet doors. Install new ceiling fans and light fixtures (BHA provided). All electrical outlets, switches, and GFCIs must work, with no cracked or broken cover plates. Install new plumbing fixtures (contractor provides tub, sinks, and toilet) (BHA provides all faucets). All plumbing must work with no defects or leaks. All wet areas must be sealed or caulked (water/mildew resistant silicone). Install new window blinds. All closets must have full length hanging rods and shelves. Install new AC vent registers and return air grille. All windows must open, stay open, close, and lock. Prime all walls ceilings, doors, and trim. All walls, ceilings, doors, and trim painted with Must have CO detector in hallway, and smoke alarm in hallway, and each bedroom. Kitchen New kitchen cabinets. All wood. Stained and sealed, (cabinets must be all solid wood construction) Approximately All new countertops and sink (granite matte faux finish non-glossy prefab laminate). New range hood. Install new kitchen faucet. (BHA provides all faucets). Baths Install new vanity cabinet, (cabinets must be solid wood construction). New countertop (cultured marble). Install new vanity mirror. Install new light fixture (light fixture provided by BHA). Install new tub/shower combo, toilet, and sink. New bath faucet (BHA provided). Install new exhaust fan. This scope does not include interior flooring. 4. 5. 1. 2. 3. All utilities will be turned on by BHA, after the closing date for bids. All utilities will be turned off at the main meter. Contractor will should leave utilities off until needed. Any damage occurring after bid is awarded and unit is turned over to the contractor, will be contractor responsibility. No Exceptions. House must be clean inside, outside, lawn manicured, and turnkey move in conditions except for flooring. All work must meet City, State, and Federal codes if applicable. The contractor will be responsible for permits and inspections. Any damage to existing utilities, equipment or finished surfaces resulting from the performance of this contract shall be repaired to BHA's satisfaction at the contractor's expense. Except as otherwise specified, all work be guaranteed by the contractor against defects resulting from the use of inferior materials, equipment, or workmanship for (1) year from the date of the final acceptance of the entire project by the owner in writing. At the conclusion of work, the contractor shall demonstrate to the authorized owner's representative that the work is fully operational, and in compliance with contract specifications and codes. Any deficiencies shall be promptly and permanently corrected by the contractor at the contractor's sole expense prior to final acceptance. Bid per work change orders will not be accepted unless there is prior approval in writing. Oral instructions, interpretations, or representations of this scope of work other than those given in writing will not be binding. *The list of planholders and/or interested bidders is not being tracked by the stakeholders involved with this project.
