The organization overseeing the conservation of the river received conceptual design approval for an office expansion in Southtown. The Historic and Design Review Commission made the initial move Wednesday that would eventually see a two-story building rise at 201 W. Sheridan St., minutes away from the organization's headquarters on East Guenther Street. It would also sit close to H-E-B headquarters. In a statement to the Business Journal earlier this month, River Authority Deputy General Manager Rick Trefzer said reaching this stage is the result of years of work. "Located in close proximity to our existing East Guenther Street headquarters, the project marks a key step in addressing the River Authority's growing space needs," Trefzer said in a statement. In an interview at the time, then-General Manager Suzanne Scott told the Business Journal that acquiring a property to redevelop was more financially advantageous than consolidating the entire organization into one facility. Local design firms Lake Flato and RVK Architecture are part of the project, as well as Austin-based Ten Eyck Landscape Architects Inc. Then-General Manager Suzanne Scott said in an interview the Sheridan Street property had been on the radar for some time as SARA pursues an expansion rather than a consolidation into a new headquarters facility. "We went through a very exhaustive process, looking at locations, running numbers and trying to figure out what it would take to do a consolidated facility at another location," Scott said. The San Antonio River Authority is seeking a Construction Manger at Risk (CMAR) firm to construct a new Administration Building at the Sheridan Street Campus. The new building will consist of a new twostory 55,000 SF office building blending a 3,000 SF biosafety level 2 (BSL-2) water testing laboratory and a 2,150 SF Fitness Center with the amenity spaces intended for the River Authority staff. Creative and collaborative spaces accent the proposed new office space with modern team building and conference rooms. Complimenting this creative space will be a 1,500 SF Cafe, and 2,000 SF Conference Center. It is envisioned as hybrid mass timber (steel beams and columns with mass timber deck) with a sizable portion exposed to view in interior spaces. True north building faces and daylight modeling allows the project LEED Certifications or Qualifications. All MEP systems are highly energy efficient using conservation and sustainability as their design parameters, with energy modeling for geothermal systems ongoing. 00262-Pre-Solicitation Meeting for Construction of Sheridan Administration Building Dec 12, 2023, 10:00 to 11:00 AM (America/Chicago) The currently developed 3.57-acre site will be transformed to become a model of stormwater management in the City of San Antonio. Site design will be net zero for all irrigation needs and include minimal impact development strategies, cisterns for water catchment, and native planting. The existing parking area is proposed to be revitalized to maximize water permeation while covered by Photovoltaic arrays through a community solar program. The River Authority is working with consultants to effectively and harmoniously secure the property that does not deter from the buildings design. The River Authority is seeking a CMAR to contribute to the design phase, construction document phase, demolition of the current structure and completion of a new administration building. The cost for the project is estimated at $30-40 million.
