Reference Number 0000260987 Question Acceptance Deadline Dec 18, 2023 02:00 PM EST Pricing Lump sum In general, the scope of work consists of maintenance inspections in alignment with the CMMS Preventative Maintenance Schedule, the National Electrical Code, and ‘Electrical Safety Authority (ESA)’ guidelines. A list of equipment that comprise the electrical system for this building are in Appendix A. Maintenance activities shall be completed as per the Job Plan in Appendix B. Coordinate shutdown of the building electrical system prior to maintenance activities. Review with BGIS which loads are critical loads for the building. Equipment feeding critical loads shall have their maintenance activities completed and restored or temporary power to be provided during the maintenance for the remainder of the building. .2 Perform IR scanning as detailed in Job Plan. Provide IR Report with three digital camera pictures per device; one each of its external and internal mechanical condition and one thermographic image where deficiencies were found. Provide on a USB all of the digital captures and thermographic images and submit to BGIS along with two hard copies of the report identifying all deficiencies found. If a thermal anomaly Perform IR scanning as detailed in Job Plan. Provide IR Report with three digital camera pictures per device; one each of its external and internal mechanical condition and one thermographic image where deficiencies were found. Provide on a USB all of the digital captures and thermographic images and submit to BGIS along with two hard copies of the report identifying all deficiencies found. If a thermal anomaly exists, the following information must be included in the report for the equipment in question: 1 CMMS identification number, 2 Equipment Description, 3 Location of the equipment, 4 External and internal mechanical image ID, 5 The digitally captured thermogram, 6 Amperage through the Device, 7 Description of the problem, 8 Severity criteria for similar comparisons, 9 Recommendations for repair, 10 Consequences if not repaired. Perform visual inspection of all equipment and document in a report any issues or differences from existing documentation. Install power quality monitor during first shutdown. Power quality monitor will record one month of information to be reviewed. Power quality meter to be removed during main shutdown. Required maintenance identified by the power quality assessment will be included in the main shutdown scope of work. Main Transformer oil flushing and PCB removal. PCB waste to be disposed properly as per BGIS guidelines. Provide two weeks’ notice in advance for PCB disposal and removal from site, alongside final destination details. A complete waste manifest must be collected for waste disposed and provided to BGIS. PCB waste cannot be stored on site and must be disposed prior to the start of operating hours on Monday morning. Mechanical testing of circuit breakers will be completed for all breakers where high temperatures were recorded from the infrared imaging. Operate circuit breaker to insure smooth operation. The contacts on the panels will be cleaned by removing the dust, rust and other debris where high temperatures were recorded from the infrared imaging. Megger testing of the wires will be performed on the main incoming feeders to the building. Megger testing shall also be performed for Chiller 2 with an active project for replacement. Wires will be disconnected at both ends for the incoming feeder. A megohmmeter shall be installed and test voltage injected through the wire. Wire resistance will be recorded in a report for the client. Official bid documents must be obtained from www.bgis.merx.com and bid submissions must be done through the Merx platform.
