Preconstruction Services: The awarded GC firm will collaborate with the Town of Basalt, Blue Lake Preschool, and Bryan May Architects through the remainder of the design phase to ensure the design meets the Project's goals. The attached Stott's Mill Childcare Center design plans are approximately 90% complete, the requested guaranteed maximum pricing should be based upon these plans. The responsibilities of the GC during Preconstruction will include, but are not limited to:
1. Plan Reviews (provide feedback for constructability and completeness at contract kick-off)
2. Value Engineering
3. Scheduling
4. Preconstruction Meetings \ Site Walks (up to (3) - one (1) hour preconstruction meetings, this total excludes the VE workshops.) Construction Services: The responsibilities of the GC during the Construction Services phase generally consist of providing the oversight, administration, equipment, materials, supplies, and personnel necessary to complete the project as outlined in the Construction Document set. The anticipated scope of the project includes:
1. New interior build-out of 4,000 sq. ft. childcare center
2. Run a weekly O.A.C. (Owner/Architect/Contractor) meeting throughout the project, take minutes, and
disseminate notes weekly.
3. The GC will coordinate all contract activities between the GC and sub-consultant(s) as well as ensure that
the project work is completed on schedule and within budget.
4. Any documents, reports or similar required by the state to fulfill the grant requirements. The Town of Basalt reserves the right to reject any or all Proposals or accept what is, in its judgment, the Proposal which is in the Town of Basalt's best interest. The Town of Basalt further reserves the right, in the best interests of the Town of Basalt, to waive any technical defects or irregularities in any and all Proposals submitted.
