Renovation of an educational facility in Kennesaw, Georgia. Working plans call for the renovation of a educational facility.

"As of January 12 ,2024, project cancelled due to change in program requirements. A timeline for the rebid date of this project is not yet available." The Board of Regents of the University System of Georgia by and on behalf of Kennesaw State University, is soliciting Statements of Qualifications from firms interested in providing Construction Management At-Risk Services for the project known as The Commons Interior Refresh. This Request for Qualifications (RFQ) seeks to identify potential providers of the above-mentioned services. Some firms that respond to this RFQ, who are determined by the Owner to be especially qualified, may be deemed eligible and may be invited to interview and offer proposals for these services. All respondents to this RFQ are subject to instructions communicated in this document, and are cautioned to completely review the entire RFQ and follow instructions carefully. The Owner reserves the right to reject any or all statements of qualifications or proposals, and to waive technicalities and informalities at its discretion. The scope of work for the project will include: Interior refresh of two floors. Work will include countertops, millwork, flooring, lighting, entry redesign, soffits, signage, acoustic ceiling panels, paint and furniture finishes. Deadline for written questions/requests for clarification: 1/08/2024 by 4:00PM Questions about any aspect of the RFQ, or the project, shall be submitted in writing via e-mail to: KSU Construction Project Manager: Sinobi Guillaume Planning, Design & Construction sguilla2@kennesaw.edu. KSU is seeking to renovate both floors of The Commons with the majority of the work being conducted on the First Floor. The interior refresh will include entry redesign, flooring, lighting, acoustic ceiling panels, millwork, counter-tops, soffits, furniture finishes, signage and paint. All work is scheduled to occur in Summer 2024 during normal business operating hours. The Stated Cost Limitation (SCL) for the project will be $1,000,000 total. The Construction Manager at-Risk services are anticipated to commence by February 15th, 2024. CDs are due on 03/06 and construction is expected to start mid-May 2024. Project completion is due by July 19th, 2024. Early release package(s) for long lead item(s) will be take place in early March. These dates are subject to change at the discretion of the Owner. All work will be scheduled to be completed during the normal business hours of 8:00am - 5:00pm. These hours are subject to change based on the discretion of the owner and the CM. SCOPE OF SERVICES Required elements of the Construction Manager at-Risk services include, but may not be limited to: o Review drawings in design-development phase and provide detailed budgeting o Reconcile budgeting with the project budget and propose cost saving alternatives to resolve potential budget problems o Develop a CPM schedule for construction and track progress o Perform inspection of existing space and conditions o Develop requirements for safety, quality assurance, and schedule adherence o Perform constructability review of progress design documents o Perform maintainability review of proposed project to assess potential maintenance issues o Provide assessments for alternative methods, materials, and approaches to reduce cost and enhance value; also known as value engineering o Generate a Guaranteed Maximum Price (GMP )within the SCL o Assemble procurement packages for trades to competitively bid o Administer pre-bid conferences for subcontractor trades o Review and analyze subcontractor qualifications o Select subcontractors based on best value provided to the owner, and using input from the owner and design professional o Validate compliance of subcontractor bids with project scope and review with the owner and design professional in detail, making changes as needed o Commence work upon receipt of Notice to Proceed (NTP) and execution of GMP change order o Obtain all required permits o Provide and maintain schedule for submittals and shop drawings o Review submittals and shop drawings, and administer submittal, distribution, and revision of these documents with the project team o Issue Requests for Information as needed to the design team, and track the status of these in a log provided to the project team o Review subcontractor applications for payment for accuracy before issuing applications for payment to the design professional for review o Participate in commissioning plan and activities, if applicable o Jointly administer progress meetings with the design professional, including updating and issuing schedules, logs, and minutes o Coordinate the scheduling of the work with the current building occupants o Undertake the renovation of the space or new construction in accordance with the construction documents approved by the owner o Conduct the work during normal business hours between 8:00am and 5:00pm. Afterhours between 5:00pm and 7:00am may be needed based on the schedule. o Conduct the work in a manner that will meet the special requirements of working in an occupied building, such as noise, dust and vibration control o Perform Punchlist review with subcontractors prior to Punchlist review with design professional and owner o Provide typical project management services during the course of construction o Complete the work by July 19th, 2024. o Obtain a certificate of occupancy from the authority having jurisdiction o Conduct owner-training in newly installed systems as required o Provide Record Drawings and all other required close-out documents at the completion of construction (closeout documents must be received prior to release of retainage) o Provide complete cost accounting at the completion of the project o Provide warranty services for one-year after the project is accepted by the owner
