The Jackson District Library (JDL) is seeking RFQ/RFP's from qualified construction managers to oversee the window replacement at the Carnegie Branch located at 244 West Michigan Avenue, Jackson Michigan 49201. This project will involve the removal and replacement of most of the existing windows at the Carnegie Branch. JDL has selected Andersen Windows as the window manufacturer. JDL will contract directly with Andersen for the cost of supplying and installing all windows. This project has been approved by the Jackson Historical District. Arrival of the windows is expected to be in April of 2024. All rfi's must be emailed to Jason Covalle at Covalle Group Architects, PLLC. jason@covallegrouparchitects.com. Last day for rfi's is 1-9-24 The project will be awarded based on the following criteria: o While fee is certainly important to JDL's decision-making process, it will not be the primary consideration in awarding a contract. o The qualifications of the construction manager, their experience on similar projects, available resources to mange this project, responsiveness to the RFQ/RFP and references will each be primary factors. o A selection Committee comprised of JDL staff, facilities committee, architect and board members shall review, evaluate all submittals and make a final decision. The construction manager will be responsible for the following: o Soliciting bids and hiring an abatement company to remove all windows o Soliciting bids and hiring a painter to paint all existing interior wood trim work o Soliciting bids and hiring a mechanical and electrical contractor for removal and replacement of existing and/or new window air conditioners o Soliciting and hiring a window blind vendor to install new window shades at selected windows o Manage all work o Have a direct employee available on site to manage all work o Provide prep for all interior work including but not limited to working with JDL staff to manage the installation of all windows. The building will be open to the public during construction o Provide security of all openings and perform daily clean up of the work site o All other work to make this a successful project. JDL is seeking to build a team to make this project a success. This project will require a lot of team work and flexibility.
