Renovation of a mixed-use development in Northbrook, Illinois. Completed plans call for the renovation of a multi-residential development; and water / sewer project.
The selected contractor will play a crucial role in the successful implementation of the addressable fire alarm panel systems, ensuring compliance with the specified plans and meeting the standards set by Fire.The scope of work includes, but is not limited to: 1. The Contractor shall provide and install a new fully NFPA 72 compliant fire alarm system consisting of complete detection via monitored sprinkler system with full area notification and manual fire alarm boxes throughout all areas of these buildings as indicated on these drawings. 2. The Contractor shall provide, install and monitor initiating devices at relay modules for elevator recall including smoke and heat detection with relay modules on primary and alternate floors, Fire fighters Top Hat and Shunt Trip 3. These systems shall consist of providing new FIRE-LITE ES-200x fire alarm control panels, audio/visual, visual and smoke/heat detection as required. These fire alarm systems shall comply with all national, federal, state, and local codes and standards. 4. The Contractor shall provide and install and monitor manual pull stations, tamper and water flow switches in locations as indicated. 5. The Contractor is to install all wiring according to NFPA 70 and municipal codes and standards. 6. The Contractor is to perform a witnessed 100% functional test for each system. These tests shall be scheduled 48 hours in advance with Northbrook Fire Prevention Bureau. 7. All control access doors shall open when an alarm gets activated if they are locked on the egress side of the door. 8. The Contractor is to install zone list and maps at the fire alarm control panels in both buildings. 9. The Contractor shall create as-built drawings as the project progresses and issue certificate(s) of completion at the conclusion of this project. 10. The Contractor shall provide a one year limited warranty, service and maintenance contract (in accordance with NFPA 72) to the owner at the conclusion of this project. Warranty period to begin on date of Final Completion. 11. The Contractor shall demolish, remove and properly dispose of all existing fire alarm equipment at the conclusion of this project. 12. All existing fire alarm equipment is to remain in service for the duration of these installations. The Village of Northbrook emphasizes the importance of meticulous attention to detail and adherence to the provided engineering design plans. Proposals should demonstrate a clear understanding of the project's requirements and a commitment to delivering reliable and compliant addressable fire alarm panel systems. Subsequently, contractors and Village Staff will convene at Village Hall, 1225 Cedar Lane, immediately after inspecting the Water Treatment Plant Village staff will be available to answer questions during the meetings, and contractors are permitted to take pictures and gather necessary information for their proposals. No participation in the mandatory pre-bid meeting excludes contractors from bid consideration. The selected Contractor is required to work closely with the Project Supervisor to coordinate this project. A work schedule is to be provided at the Kickoff meeting for review by Village staff for approval. Effective communication and collaboration are essential to ensure a smooth and organized project schedule. It is imperative that the Contractor work with Village staff to complete this project with minimal disruptions to the daily operations of the Village Hall and Water Treatment Plant. Significant coordination is required to ensure that public meetings are not impacted with the work at Village Hall. The Village will issue addendums and/or responses to RFI's on the Village's website.
